𝗕𝗜𝗚 𝗖𝗛𝗔𝗡𝗚𝗘𝗦 𝗔𝗥𝗘 𝗖𝗢𝗠𝗜𝗡𝗚 𝗧𝗢 𝗛𝗢𝗠𝗘 𝗔𝗣𝗣𝗥𝗔𝗜𝗦𝗔𝗟𝗦!
Starting in November 2026, the mortgage industry is moving to a new appraisal reporting standard called UAD 3.6 (Uniform Appraisal Dataset). The goal? A more complete, consistent picture of a home's value.
So, what's changing?
More Property Details: Appraisers will collect more specific information about a home's features, materials, condition, and improvements.
Better Documentation: Updated photo and reporting requirements will give lenders a clearer look at a property's features and condition.
More Detailed Property Information: Improved reporting will provide additional context about a home's characteristics and location.
A Closer Look at Condition:Renovations, updates, and overall upkeep will be documented in a more structured way.
More Consistency Across Appraisals: Standardized reporting will make appraisal information easier for appraisers and lenders to review and compare.
So, what does this mean for homebuyers?
The goal isn't to make buying a home more complicated. It's to provide a clearer understanding of the property. While more detailed reporting doesn't guarantee a higher value, it helps ensure important characteristics are documented and considered.
At CharterWest Bank Mortgage Center, we're here to help buyers stay informed through every step of the mortgage process.
