Your tenant could be paying your mortgage.

DSCR loans let real estate investors qualify based on the property's rental income, not their paycheck. No tax returns. No W-2. No income limits. Just one question: does the property cash flow?

The math is simple. Monthly rent ÷ monthly mortgage payment. Hit 1.1 or higher and most lenders are on board.

Great for single-family rentals, multi-family properties, Airbnb and short-term rentals, and investors who've maxed out conventional financing.

If you’re shopping for here's something most agents won't bring up until it's too late.
Every condo in Florida falls into one of two buckets: warrantable or non-warrantable. Warrantable means the building meets standard guidelines (owner-occupied, healthy HOA, no lawsuits) and finances like any other home. Non-warrantable means the building has something a regular lender won't touch, which is more common in Florida than most buyers realize.
The good news: non-warrantable doesn't mean unfinanceable. It just means you need a lender with the right programs. We have both.
