🏬 Expanded Project Reviews: Lenders will be required to review more information
about the HOA's financial health, insurance, deferred maintenance, and reserve funding.
🏢 Insurance Requirements: Greater attention will be given to master insurance policies,
deductibles, replacement cost coverage, and adequate loss assessment provisions.
🏘️ Critical Repairs & Deferred Maintenance: Projects with significant structural issues,
safety concerns, or unfunded major repairs may become ineligible until deficiencies are
addressed.
🏬 Reserve Funding: HOAs with weak reserves or no long-term reserve planning may face
additional review or financing restrictions.
🏢 Special Assessments: Pending or recently approved special assessments will receive
greater scrutiny to determine whether they indicate broader financial concerns.
🏘️ Documentation: Expect additional HOA questionnaires and project documentation,
which could lengthen approval times.
