Not every mortgage story I share is going to be a smooth “clear to close in 9 days” celebration post.

Sometimes the biggest lessons come from the files that fight you all the way to the finish line. And I think it’s important to share those too — because growth in this business comes from studying BOTH the wins and the turbulence.

Recently, I had a client purchasing a primary residence using a 90% LTV Bank Statement loan program for income verification.

On paper, everything looked great.
Strong file.
Good reserves.
Solid borrower.
Process was moving smoothly and we were actually ahead of schedule.

Then the appraisal came back.

The good news?
The property appraised with roughly $17,000 in equity.

The bad news?
The appraiser marked the property as RURAL.

Now for most traditional products, that may not be a major issue. But niche products — especially certain Non-QM and Bank Statement products — can have overlays and investor restrictions that aren’t always obvious upfront.

The investor attached to the lender we were using suddenly pushed back and essentially said:
“We don’t like rural properties on this program.”

At that point we had two options:

Panic
Problem solve

Because I’m a broker with access to over 100 lenders and a deep understanding of structuring, we fought for an exception. We got it approved — but it cost us two days and triggered a major loan level pricing adjustment.

That adjustment created additional costs the borrower understandably did not want to bring to closing.

So we pivoted again.

We renegotiated structure, increased the purchase price, adjusted seller concessions, and strategically worked the numbers to offset the difference.

And despite all the turbulence…

We STILL closed early.

To the agents involved, this was probably viewed as a huge success story. And in many ways it was.

But personally?

I walked away viewing it as both a success AND a failure.

A success because we solved the problem and got the client to the closing table when there’s a very high probability this loan would have died elsewhere locally with only 10% down on a Bank Statement product.

But also a failure in the sense that the process became more turbulent than what I believe my clients deserve.

And that matters to me.

Here’s what I learned from this file:

• Always explain to clients when they’re using a niche loan structure that uncommon products can come with uncommon hurdles.
• Don’t choose a product ONLY based on preferred down payment percentages without fully reviewing property overlays and investor appetite.
• Know the backup plans BEFORE the problem shows up.
• And most importantly — never stop learning from the difficult files.

Anybody can post the easy closings.

But real professional growth happens when you’re willing to dissect the messy ones honestly and improve from them.

That’s one reason I’m grateful to be a mortgage broker instead of being locked into one lender’s box. Having options saved this deal.

And if there’s one thing I’ve learned in this business:
The files that humble you are usually the files that make you better
