Q: What's one of the SCARIEST things a homebuyer can do right before closing? 👻

A: Make a major financial change without telling their lender!

Some last-minute surprises I'd rather NOT see:

😱 Opening a new credit card
🚗 Financing a new vehicle
🛋️ Financing furniture
💸 Moving large amounts of money without keeping documentation
💼 Changing jobs or how you're paid
💳 Running up credit card balances

You may have already been approved, but your financial picture can still matter all the way through closing.

So here's my Halloween mortgage rule:

Q: I've heard buyers ask for “seller credits.” What does that actually mean?

A: This is one of those homebuying tools that's worth understanding!

Depending on the transaction and loan program, a seller may agree to contribute toward certain allowable buyer closing costs.

That could potentially help with expenses such as:

💰 Certain closing costs
🏦 Prepaid expenses
📉 Eligible interest-rate buydown costs
🏠 Other allowable costs associated with the loan

Here's the important part:

Seller credits aren't simply cash handed to the buyer, and there are rules and limits based on the loan program and transaction.

This is why financing strategy matters BEFORE you write the offer.

Sometimes the conversation isn't just:

“How much should we offer?”

It may also be:

“How should we structure the offer?”

Your lender and Realtor working together can make a BIG difference.

Q: If the house is being appraised, do I really need a home inspection too?

A: YES—and here's why these two are very different!

An appraisal primarily helps determine the property's value and whether it meets applicable lender/program requirements.

A home inspection is for YOU. 🔎

An inspector may look at things like:

🔨 Roof and structure
⚡ Electrical systems
🚿 Plumbing
🔥 Heating and cooling
🏠 Overall condition of the home

One doesn't replace the other.

I sometimes hear buyers say, “Well, the appraisal came back fine, so the house must be fine.”

Not necessarily!

Think of it this way:

📊 Appraisal = What's the property worth for the lending decision?
🔎 Inspection = What am I actually buying?

Knowing the difference BEFORE you're under contract can save a lot of confusion later.

Q: Aren't “pre-qualified” and “pre-approved” basically the same thing?

A: Not necessarily—and understanding the difference can matter when you're ready to make an offer.

A pre-qualification may be based largely on information you've provided about your income, debts, assets and credit.

A more thorough pre-approval can involve reviewing documentation and credit to get a much clearer picture of what you may qualify for, depending on the lender and loan program.

Why does that matter?

Because I don't want you falling in love with a home based on a number that hasn't been properly reviewed.

I would much rather uncover a question before you start house hunting than when you're under contract and the clock is ticking.

That's where having an experienced lender in your corner makes a difference.

My job isn't simply to tell you how much you could borrow. It's to help you understand your options and prepare for the process ahead.
