COASTAL PROPERTY RISK — WHEN WATER, WAVES & LAND MEET!

The powerful surf along Southern California's coastline this weekend has become more than a weather story. Approximately 20 homes along the Long Beach Peninsula were evacuated after waves compromised a seawall and boardwalk, with cracks in surrounding concrete prompting concerns about the structural integrity of nearby homes.

For coastal property owners, events like this are an important reminder that not all water-related damage is insured the same way. Flooding, storm-driven water, erosion, earth movement and direct physical damage can fall under very different provisions — and some may be excluded entirely from a standard homeowners policy.

Southern California may be known for wildfire and earthquake risk, but this Labor Day weekend is another reminder that our exposure extends well beyond those familiar threats. Tropical Storm Marie is being closely watched as forecasters evaluate the possibility of significant moisture, heavy rain, large surf and coastal flooding reaching Southern California. While the storm's path remains uncertain, heavy rainfall could also increase the potential for flash flooding, debris flows and landslides—particularly in hillside and recently burned areas.

From an insurance standpoint, the distinction matters. A standard homeowners policy generally does not provide coverage for flooding, and earth movement such as landslide is typically excluded as well. Flood insurance is separate coverage, and even then, understanding what constitutes flood, mudflow, water intrusion or earth movement can make an enormous difference following a loss. Events like this are a good reminder that insurance should be reviewed for the risks a property actually faces—not simply the risks we have historically associated with Southern California.

Replacement Cost Is Not Market Value.

One of the most common misconceptions in homeowners insurance is that a home's insurance value should correspond to its market value. They are two very different calculations. Market value reflects what someone is willing to pay for the property—including the land, location and desirability. Replacement cost is intended to estimate what it could actually cost to reconstruct the home following a covered loss.

For luxury and custom homes, that distinction can be significant. Architectural details, custom finishes, skilled labor, materials, debris removal, current building codes and the complexity of the site can substantially affect reconstruction costs. This is why an accurate Replacement Cost Estimate and regular policy reviews matter. The objective isn't to insure a home's selling price—it's to make sure the coverage reflects what it could realistically take to rebuild it today.

HILLSIDE HOMES: THE RISKS BEYOND WILDFIRE.

California’s hillside homes offer some of our most remarkable views—but their insurance considerations can extend well beyond wildfire. Slope and earth movement, drainage and water runoff, retaining walls, access for emergency vehicles, construction complexity and rebuilding costs can all affect how a hillside property is evaluated and insured. Wildfire remains an important consideration as well, particularly where vegetation, slope and surrounding terrain increase exposure. CAL FIRE specifically notes the importance of defensible space and home hardening, including additional considerations for decks and structures located on slopes.

One of the most important distinctions for homeowners is understanding what a standard homeowners policy may not cover. Landslide and other forms of earth movement are generally excluded, and flood coverage treats “mudflow” differently from landslide or slope failure. The California Department of Insurance defines mudflow as flowing liquid mud carried by water, while landslide, slope failure and saturated soil moving down a slope are treated as earth movement. Coverage can become particularly nuanced when a wildfire contributes to a subsequent mudslide or debris-flow loss, making the circumstances and policy language especially important.

For anyone purchasing or already owning a hillside home, understanding the property itself is just as important as understanding the policy protecting it. The view may be what you see first. The exposures deserve an equally careful look.

Prior Claims Can Affect the Next Buyer!

A property's insurance history doesn't necessarily end when the current owner sells the home. Prior claims associated with a property can become part of an underwriter's evaluation when a new buyer seeks coverage, particularly when there have been water, fire or other significant losses. The nature of the claim, the amount paid, whether the underlying cause was properly repaired or remediated, and documentation of that work can all influence an insurer's willingness to consider the property.

For buyers—especially those purchasing luxury, hillside or other complex California properties—insurance history is another reason to begin the insurance conversation early in escrow. A beautiful inspection report and a seller's existing insurance policy do not necessarily tell you how today's underwriting marketplace will view the home. Understanding prior losses early provides time to address questions, obtain documentation and approach the appropriate insurance markets before coverage becomes a closing-day issue. Insurance history is part of the property's history—and increasingly, part of its insurability.
