The September Advantage πŸ‘πŸ‚

If you've been thinking about buying but didn't want to jump into the busy summer market, September could be worth another look.

Once summer starts winding down, there may be fewer buyers competing for homes. That can mean less pressure, more negotiating room, and opportunities to make the numbers work a little better.

πŸ“ˆ What Could Make September Different:

β€’ Less Competition: Fewer buyers may mean less pressure when you're ready to make an offer.

β€’ More Room to Negotiate: Some sellers may be more willing to consider price changes or concessions.

β€’ Seller Credits: Depending on the situation, seller credits or rate buydowns could help with the overall cost of buying.

β€’ More Time to Make a Decision: You may have more room to look at your options without feeling like you have to rush.

You don't have to wait for the β€œperfect” market to buy a home. The important thing is understanding what you can comfortably afford and what opportunities are available right now.

If you've been waiting for a better opportunity to make a move, let's take a look at what September could look like for you. I can help you work through the numbers and understand your options before you make a decision.

Mortgage Strategy: Is a 30 Year Fixed Always the Right Choice?

Most buyers are familiar with the 30 year fixed mortgage. It's what they hear about most often, so it's easy to assume it's automatically the best option.

But what if you don't plan on having the mortgage for 30 years?

That's where it can be helpful to look at an Adjustable Rate Mortgage too. Depending on your timeline, the initial rate on an ARM could be lower than a traditional fixed rate and potentially save you money each month during the time you actually have the loan.

πŸ“ˆ Here's What Matters:

β€’ Planning to Stay Long Term? A 30 year fixed may give you the stability you're looking for.

β€’ Planning to Move Sooner? An ARM could be worth considering if you don't expect to keep the mortgage for decades.

β€’ Looking at Monthly Payment? The difference between the two options could potentially mean hundreds of dollars a month.

β€’ Not Sure Which Fits? That's exactly why it's worth comparing them side by side before you decide.
An ARM isn't right for everyone, and a lower initial rate doesn't automatically make it the better choice.

The goal is to find the mortgage that fits your plans instead of simply choosing the one you're most familiar with.

If you're buying a home and aren't sure which option makes sense, reach out. We'll run the numbers with you and explain what each option could look like for your situation.

Program Spotlight: Zero Down Financing

A lot of buyers think they need to wait until they've saved enough for a down payment before they can start looking seriously.

For qualified buyers in New Jersey, Pennsylvania, New York, Connecticut, and Florida, that may not be the case.

RHMC offers a zero down financing option with no income limit, available to qualified buyers in our eligible states. The down payment is covered through a second loan alongside the primary mortgage, subject to its own terms and qualification requirements.

So instead of automatically thinking β€œI need to save for another few years,” it may be worth finding out what you actually qualify for today.

If the down payment is what's keeping you from taking the next step, let's talk. I'll walk you through the numbers and help you understand your options.

There could be a big change coming to the housing market.

A bill currently moving through Congress would double the capital gains exclusion on home sales. For some of the roughly 13 million homeowners sitting on significant gains, that could make selling more attractive and potentially bring more homes onto the market.

More homes for sale could mean more choices for buyers and less of the competition we've become accustomed to.

The bill hasn't passed, and nobody knows exactly what the market will look like if it does. But if you're thinking about buying, this is a good reminder that you don't want to wait until the market changes to start getting ready.

At RHMC, we can help you understand what you can comfortably afford, review your financing options, and get you prepared to move when the right home comes along.

You don't have to know exactly what the market will do next. You just need to be prepared for the opportunity when it comes. If you're thinking about buying, let's talk.
