For many folks(myself included), credit is either taboo or flat out unheard of. When used responsibly, credit can be a great tool. Some of the biggest goals like buying a home or starting a business are nearly impossible with out leverage.

Here are some best practices to get you started 💪🏽

As of November 18th, buyer’s will be able to purchase multi-family properties using a Conventional loan with as little as 5% down!
While other conventional programs allowed for this prior(Freddie Mac HomePossible up to 4 units & FannieMae’s HomeReady program up to 2 units), the new guidelines are not bound by income limits like its predecessors.
The expansion of this offering will allow people looking to House-Hack an alternative to an FHA offer given the competitive landscape. Additionally, guidance from FannieMae does not mention the use of a “Self Sufficiency Test” like its FHA counterpart, which requires the prospective rental income from the property being purchased meet a predetermined threshold relative to the mortgage payment.
