A couple of days before closing, the seller decided to pay $10,000 in closing costs for the buyer. The buyer only had about $7,600 in closing costs which left roughly $2400 not used. Most lenders do not take the time to review the contract addendums and closing statement during the final balancing process, but I thoroughly review both. Once I realized that we had $2400 left on the table, I was able to use the remaining credit to reduce my clients interest rate and save them on their monthly mortgage payment!
