This is the first of a series of posts I am going to make about my career and roll as a 𝐌𝐎𝐑𝐓𝐆𝐀𝐆𝐄 𝐁𝐑𝐎𝐊𝐄𝐑 .
Please follow along as I explain the often misunderstood roll of a Mortgage Broker and the ever changing Mortgage process.
𝐖𝐡𝐚𝐭 𝐢𝐬 𝐚 𝐌𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐁𝐫𝐨𝐤𝐞𝐫?
A Mortgage Broker is a licensed, insured and often bonded individual and company that works directly with Wholesale Lenders to provide financing for your home purchase or refinance.
𝐇𝐨𝐰 𝐝𝐨𝐞𝐬 𝐚 𝐌𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐁𝐫𝐨𝐤𝐞𝐫 𝐰𝐨𝐫𝐤?
We can't speak for all Mortgage Broker's but at 𝐍𝐞𝐰 𝐒𝐞𝐚𝐬𝐨𝐧 𝐌𝐨𝐫𝐭𝐠𝐚𝐠𝐞, I am your Loan Officer, Loan Processor, Initial Underwriter and Closer. Your loan is never passed around to 4 or 5 different departments while you wait to see what the next department needs from you. I will tell you everything we need during the 𝐌𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐏𝐫𝐞-𝐚𝐩𝐩𝐫𝐨𝐯𝐚𝐥 process and before you even find a home! I am the only person you will speak with during the whole process - 𝐭𝐡𝐞𝐫𝐞 𝐢𝐬 𝐧𝐨 𝐀𝐈, 𝐧𝐨 𝐜𝐡𝐚𝐭 𝐛𝐨𝐭, 𝐧𝐨 𝐨𝐯𝐞𝐫𝐬𝐞𝐚𝐬 𝐚𝐮𝐭𝐨𝐦𝐚𝐭𝐞𝐝 𝐚𝐧𝐬𝐰𝐞𝐫𝐬 𝐨𝐫 𝐜𝐨𝐧𝐯𝐞𝐫𝐬𝐚𝐭𝐢𝐨𝐧𝐬 and no need to ask for a manager because no one is responding to your questions because 𝐲𝐨𝐮 𝐰𝐢𝐥𝐥 𝐛𝐞 𝐚𝐛𝐥𝐞 𝐭𝐨 𝐜𝐚𝐥𝐥 𝐨𝐫 𝐭𝐞𝐱𝐭 𝐦𝐞 𝐚𝐧𝐲𝐭𝐢𝐦𝐞 𝐲𝐨𝐮 𝐡𝐚𝐯𝐞 𝐚 𝐪𝐮𝐞𝐬𝐭𝐢𝐨𝐧!
𝐖𝐡𝐨 𝐚𝐫𝐞 𝐭𝐡𝐞 𝐖𝐡𝐨𝐥𝐞𝐬𝐚𝐥𝐞 𝐋𝐞𝐧𝐝𝐞𝐫𝐬?
You may be surprised to discover that 𝗺𝗼𝘀𝘁 𝗼𝗳 𝘁𝗵𝗲 𝗺𝗼𝗻𝗲𝘆 𝘁𝗵𝗮𝘁 𝗶𝘀 𝗮𝘃𝗮𝗶𝗹𝗮𝗯𝗹𝗲 𝗳𝗼𝗿 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲𝘀 𝗼𝗿𝗶𝗴𝗶𝗻𝗮𝘁𝗲𝘀 𝗳𝗿𝗼𝗺 𝗷𝘂𝘀𝘁 𝗮 𝗳𝗲𝘄 𝗼𝗳 𝘁𝗵𝗲 𝗹𝗮𝗿𝗴𝗲𝘀𝘁 𝘄𝗵𝗼𝗹𝗲𝘀𝗮𝗹𝗲 𝗹𝗲𝗻𝗱𝗲𝗿𝘀 𝗶𝗻 𝘁𝗵𝗲 𝗨𝗻𝗶𝘁𝗲𝗱 𝗦𝘁𝗮𝘁𝗲𝘀. Most credit unions and smaller banks use the same wholesale lenders as a Mortgage Broker, but they close the loan in their name. The customer often discovers this later when the loan is transferred to the new lender or servicer. When you use a 𝐖𝐡𝐨𝐥𝐞𝐬𝐚𝐥𝐞 𝐌𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐁𝐫𝐨𝐤𝐞𝐫 you will close in the name of the wholesale lender and make payments directly to that company.
