The biggest inheritance isn't always the one you leave...

Sometimes it's the one you give when it can actually change someone's life.

As a mortgage advisor, I've seen firsthand how a down payment gift can help a young family become homeowners years earlier than they thought possible. That early start can mean building equity, creating stability, and changing the financial future of the next generation.

I didn't receive an inheritance. Both of my parents have passed away, and everything I've built has come from starting with nothing and working for it.

There are three websites that every homebuyer should know about—but they’re not the “secret hacks” social media makes them out to be.

🏠 HUD.gov
Browse HUD-owned homes. If you’re buying as your primary residence, owner-occupants often get the first opportunity before investors. Some FHA-approved properties may even qualify for the $100 down program.

What most people don’t mention: You have to live in the home as your primary residence. This isn’t designed for investors looking for a quick flip.

This site helps you search thousands of down payment and closing cost assistance programs.

Here’s the reality: These programs change all the time. Funding runs out, income limits change, and new programs become available. That’s why it’s worth checking again even if you didn’t qualify in the past.

📉 Roam
Roam can help you find homes with assumable mortgages, allowing eligible buyers to take over a seller’s existing interest rate.

But don’t stop at the headline: You’ll still need to qualify, pay the difference between the purchase price and the remaining loan balance, and account for legal and closing costs.

The best mortgage strategy isn’t finding a secret website.

It’s knowing when—and how—to use the opportunities available.

Most people ask the wrong question when they start looking at homes.

They ask:

**"How much do I need to make to buy a $550,000 house?"**

The better question is:

**"What is the monthly payment?"**

While we were waiting on the group in front of us during a round of golf, my son asked me exactly that.

So I grabbed a scorecard and walked him through the math.

🏡 **Example:**
• Purchase Price: **$550,000**
• 5% Down Payment
• Estimated Total Monthly Housing Payment: **About $4,250/month** (varies by interest rate, taxes, insurance, mortgage insurance, HOA, and loan program)

From there, we worked backward.

If the total housing payment is approximately **$4,250 per month**, many conventional loan scenarios allow total monthly debt around **50% of gross monthly income**, depending on the borrower's overall financial profile.

That means:

💰 **$4,250 ÷ 0.50 = $8,500/month in gross income**

📅 **$8,500 × 12 = Approximately $102,000 per year**

But here's what surprises most people...

Two buyers earning the exact same salary can qualify for very different home prices.

One may have:
✅ No car payment
✅ Little or no credit card debt
✅ Strong credit

The other may have:
❌ Two auto loans
❌ Higher monthly debt
❌ Lower qualifying power

Mortgage lenders don't approve **jobs**.

They approve **qualifying income, debt-to-income ratios, assets, credit, and the overall loan scenario.**

That's why getting advice before you start house hunting can make all the difference.
