Things to check before buying a home 🏡

Roof – Ask how old it is and when it may need to be replaced.
Heating & AC – Check the age and condition.
Water heater – Older ones may need replacing soon.
Electrical panel – Old systems can be costly to update.
Plumbing – Watch for leaks, low pressure, or old pipes.
Sewer line – Problems here can get expensive fast.
Windows – Drafty or damaged windows can raise energy bills.
Foundation – Look for big cracks, uneven floors, or sticking doors.
Water damage – Check for stains, mold, or musty smells.
Insulation – Poor insulation can make bills higher.
Drainage – Water should move away from the home.

Buying a home right now is not easy. 😅Prices, rates, and monthly payments can feel like a lot.

I can tell you that if you can afford to buy now; interest rates and your mortgage payment will drop in the future.

If you wait for lower rates... be prepared to see home prices go up higher and higher which will negate saving any money on the payment based on lower rates for the most part.

Keep in mind all the wasted rent payments made while waiting for rates to drop.

The good news? You do not have to figure it out alone.
