OCR Update – New Zealand

The Reserve Bank has decided to keep the Official Cash Rate (OCR) on hold at 2.25%.

While rates remain unchanged for now, the Reserve Bank has indicated it will continue closely monitoring inflation, spending, employment, and overall economic conditions before making any further moves.

What this means for homeowners and buyers:

• It’s a good time to review upcoming refix dates.
• Loan structure and repayment strategy still matter.
• Planning ahead can help reduce stress later on.

With the market continuing to shift, staying informed and reviewing your options early can make a real difference.

If you’d like to chat about your mortgage, refixing, or future property plans, I’m always happy to help.

Getting into your first home just got a little easier!

There’s been a positive shift for first-home buyers, with recent changes making it easier to purchase with a lower deposit.

Banks now have more flexibility around low-deposit lending, which means more opportunities for buyers who may not have the full 20% saved.

What this means in practice:
• You may be able to buy with a smaller deposit than before
• There could be more lending options available
• It’s becoming easier to take that first step sooner

That said, low-deposit lending isn’t one-size-fits-all.

It’s important to understand the conditions, costs, and what works best for your situation.

If you’ve been unsure whether you’re ready to buy, this could be a good time to revisit your options and see what might be possible.

If you’d like to talk it through, I’m always happy to help.

Have interest rates moved a little too quickly? 📉

There’s been a lot of movement in interest rates recently, but there’s growing discussion that the market may have got a bit ahead of itself.

What we’re starting to see is a shift in expectations.

While rates increased quickly, the economic data doesn’t necessarily point to the need for rates to stay high for as long as originally thought.

Inflation is easing, growth is softer, and there’s a stronger focus now on supporting the economy rather than continuing to tighten.

What does this mean for you?
• There may be less upward pressure on interest rates than previously expected
• Fixed rates could stabilise, or even ease over time
• It reinforces the importance of reviewing your options rather than reacting too quickly

We’re in a more balanced and uncertain phase, where planning ahead and understanding your options matters more than trying to “time the market.”

If you’re unsure how the current rate environment affects your mortgage or refixing decisions, I’m always happy to talk it through.

Christchurch vs Auckland – what’s happening with house prices? 🏡

Not all property markets are moving the same way right now. While Auckland has been slower to regain momentum, Christchurch is showing more stability and stronger performance.

A big part of this comes down to fundamentals. Christchurch still offers relatively affordable housing, steady demand, and a more balanced supply pipeline. Auckland, on the other hand, is working through higher prices and a larger supply of properties.

What does this mean for buyers?
• More opportunities and value in Christchurch
• Less pressure compared to previous peak markets
• Time to make more considered, informed decisions
• A more stable environment rather than rapid price growth

Every market is different, but understanding these shifts can help you make smarter decisions about where and when to buy.

If you’re considering buying in Christchurch or comparing options across regions, I’m happy to talk it through with you.

Getting your home winter-ready ❄️

As the colder months approach, it’s a good time to start thinking about ways to make your home warmer, more comfortable, and more efficient.

Whether it’s insulation, heating upgrades, or general improvements, these projects can make a real difference heading into winter.

If you’re considering renovations, a top-up on your mortgage could be an option to help fund the work. The key is making sure it’s structured in a way that suits your situation and long-term goals.

If you’d like to explore your options or plan ahead for winter projects, I’m happy to help.
