The short answer: there shouldn't be any surprises, as long as you're advised by a qualified, whole-of-market adviser who explains every fee upfront.

Costs to expect include advice fees, legal fees, sometimes a lender fee, valuation costs (often free) and interest, which is usually the biggest one over time. Most costs are settled on completion, not before.

If you still have a mortgage on your home, you're not automatically ruled out of equity release, but there are some important things to understand.

In most cases, any outstanding mortgage needs to be repaid first, either before or as part of taking out an equity release plan. For many people, the equity release itself covers that repayment and leaves money left over.

It sounds more complicated than it is. The best way to get clarity is to speak to an adviser who can look at your specific situation.
