🏡 Expert Mortgage & Protection advice that makes sense!
🤝 Helping you buy, remortgage & stay covered!
⭐ Top Rated since 2020 via Vouched For – featured in The Times, The Telegraph & The Mail on Sunday I have worked in financial services for over 24 years having previously worked for Yorkshire Bank and then William H Brown estate agents before joining Navigation Wealth Management Ltd in 2008 where I worked as a self employed mortgage broker for 14 years. I bring a wealth of experience of working within Financial services particularly the mortgage industry during this time. I provide clients with advice on the most suitable mortgage products based on their individual circumstances. We offer a comprehensive range of first charge mortgages from across the market, which lenders make available to mortgage intermediaries for which we will be paid a procuration fee paid by the lender. The service also involves a full mortgage and protection review, providing advice not only on which mortgage to choose, but how to best protect your home, family and income should the unexpected happen. I have built special relationships with lenders which is beneficial when dealing with more complex cases, helping my clients get access to some of the best deals. In the current climate, many clients require a lender who can assess their application on their full situation taking individual circumstances in to consideration. I can help with all ranges of mortgages from first time buyers, home movers to clients who are simply looking for a more competitive rate and remortgage. I also help landlords with rental buy to let mortgages* as well as non standard borrowing queries from clients who may need to look at different options where I can provide access to commercial finance. In addition, I can also advise on equity release mortgages.

*Some buy to let and commercial mortgages are not regulated by the Financial Conduct Authority.

Is the lowest mortgage rate always the cheapest deal? 🏡

Not necessarily! Arrangement fees, early repayment charges and other costs can make a seemingly great deal more expensive than expected.

We’ll help you compare the overall cost of your options, explain the fees and make sure you know what to look out for before committing.

📣 The Your First Home Scheme is officially happening in England!

Following today's Autumn Budget, the Government has confirmed the new scheme aimed at making homeownership more accessible for first-time buyers! 🏡

You might remember us talking about it a few weeks ago, but we now have official confirmation.

Eligible first-time buyers will be able to purchase a new-build property with just a 2.5% deposit! The Government will also offer a 20% equity loan, which will be interest-free for the first 5 years. 💰

Pre-registration is due to open before the end of 2026, followed by applications in February 2027, although the application date is still subject to confirmation.

There's no obligation to buy when you pre-register. It's simply an opportunity to find out more about the scheme, whether you meet the criteria and the property price caps where you live.

You can find the Government's full announcement here: https://www.gov.uk/government/publications/your-first-home/your-first-home

And there's more news for first-time buyers!

Plans have also been announced for a brand-new First Time Buyer ISA.

This will be a simpler way for people to save towards their first property and is intended to replace the Lifetime ISA for new applicants.

If you've already got a Lifetime ISA, you'll still be able to continue saving into your existing account.

A launch date for the new ISA hasn't been announced yet, so keep an eye on our page for further updates! 👀 It's fantastic to see announcements aimed at helping more people achieve their dream of owning a home! 🤩

Whether you're just starting to save or you're getting closer to buying, we're here to guide you through your mortgage options.

Your mortgage renewal date isn't something to ghost. 👻

Miss it, and you could roll onto your lender's SVR (their standard variable rate). That's usually much higher than what you're paying now, and it could cost you hundreds more each month. 💷

Scary stuff.

Here's the treat, though. We can start looking for new deals up to 6 months before your renewal date, so you're never left trick-or-treating with your finances. 🎃

And if rates drop after we've secured you a deal? We could still switch you to a lower one before everything completes.

Speak to us before your renewal date creeps up on you. ☎️"

“Why are mortgage rates changing when the Bank of England base rate hasn’t?” 🤔

I have this conversation with clients almost every day, and Martin Lewis explains it really well in this video.

Fixed mortgage rates are influenced by what financial markets expect interest rates to do in the future. That means they can move before the Bank of England makes an announcement, and sometimes in a different direction to the base rate.

If you’re buying a home or your current deal is coming to an end, it’s worth understanding this before deciding whether to wait.

Could recent mortgage changes make buying a home more achievable? 🏡

We’re seeing more options emerge, from green mortgages and higher income multiples to 100% mortgage products for eligible buyers.

The right option will depend on your circumstances and the lender’s criteria, but it could be worth checking what’s available.

Is there someone in your business you couldn't easily replace?

Maybe it's you. Maybe it's your top salesperson, or the person who holds all the client relationships.

If they were seriously ill or passed away, how would the business cope?

Key person cover pays a lump sum to the business if that person can no longer work. That money can help:

✅ Cover lost profits
✅ Pay for recruitment and training
✅ Keep lenders and suppliers reassured
✅ Give you breathing space to keep things running

It's not about expecting the worst. It's about making sure one person's absence doesn't put everything you've built at risk.

You've worked hard to build your business.

But what happens to the loans, overdrafts and credit lines if you or a fellow director can't work or pass away?

In many cases, the debt doesn't disappear. It can fall back on the business, your partners, or even your family if you've signed personal guarantees.

Business loan protection is designed to pay off or reduce that debt, so the business can keep going and the people you care about aren't left picking up the bill.

It's one of those things most business owners don't think about until it's too late.

If you've got business borrowing and you're not sure whether it's covered, let's have a quick chat. 👇
