Arrangement fees, cashback and fee-free options can affect the overall cost, while deal length and early repayment charges may influence how well it fits your plans. 🧾📅

Taking a closer look at these details could help you choose a mortgage that better matches your circumstances.

When your current mortgage deal ends, you could move onto your lender’s follow-on rate.

This may change the amount you pay each month, so it helps to understand what happens next before your deal expires. 🏡📋

Reviewing your mortgage early gives you time to compare what your existing lender offers with other available deals and explore what could suit your circumstances.

Your credit score is only one part of your mortgage application.

Lenders may also consider your income, deposit, existing debts, regular spending and overall affordability when assessing your circumstances. 🏡📊

Looking beyond the headline number could help you understand your position. A mortgage adviser can explain how these factors may affect your options.

Reality behind the headline…….

Apparently the average 5 yr fixed rate mortgage is now 6% - OR IS IT?

Let me tell you the reality from an actual mortgage expert who’s arranging them daily

Share this with someone that might have fallen for the clickbait headlines…..

So the key is in the headline – AVERAGE

This factors in ALL the products available – so all the low deposit schemes, all the adverse credit products, all the niche products – these are all higher rates than standard mortgage deals

So while the word “average” might technically be correct

MOST people will be able to secure much lower than 6%

Chances are you’re eligible for a standard fixed rate – which will start with a 5

Not cheap no – but definitely not 6% plus

Like I always say – don’t listen too much to the news & legacy media

We should all know by now – they profit massively from scaremongering & clicks

A lower credit score does not automatically mean a mortgage is out of reach.

If you have missed payments in the past, lenders may consider what happened, how long ago it occurred, the amount involved and your wider circumstances. 📋🏡

Each lender has its own criteria. Speaking openly with a mortgage adviser could help you understand which options may be suitable for your situation.

New First-Time Buyer Scheme……

PM Andy Burnham has just announced a new FTB scheme, but it might sound a bit familiar…..

Let me break it down for you……

Make sure you save this to come back to and share it with someone who may benefit

So it’s being called “Your First Home” for first-time buyers in England –

You can buy a new build home with just a 2.5% deposit

The important bit – newbuild homes only

So on a £300k house: that’s £7,500 from you.

The government then provides an equity loan of up to 20%, and you get a mortgage to cover the rest

So if you can afford a monthly mortgage payment but you’re struggling to save a deposit – this could be massive for you

But it’s not just free money – so you need to understand……

The equity loan is expected to be interest-free for five years - that’s good news.

But there’s a catch.

The government obviously wants a return.
So If they lend you 20% of a £300k home - that’s £60k

As the property rises in value, so does the money you owe back

So if your property goes up to £400k, you pay back £80k

Is this a good idea that’s gonna help out a load of FTBs?

Or is it just the old “Help to Buy Scheme” rebranded as a new Labour idea?

Maternity leave & mortgages……

If you’ve just had a baby and you’re on maternity leave… good luck getting a mortgage.

You’re on Reduced pay.

You’ve got Childcare costs coming.

And Maybe you don’t even know exactly when you’re going back to work

No lender is gonna do this… right?

Wrong! Let me tell you how you can……

If you’re on maternity leave or about to go on it - save this for later

I speak to loads of parents who think they can’t get a mortgage while they’re on maternity leave.

Like lenders are gonna penalise you for having a baby!

But the reality is - you absolutely can get a mortgage while you’re on maternity leave.

Lenders will usually wanna know:

* When you’re planning to return
* Whether your hours are changing
* Whether your income will change
* What childcare costs you’re gonna have

And if you’re going back on the same hours and salary,
most lenders will assess affordability using your normal pre-maternity pay.

Nice to know you don’t get penalised for having a baby eh
