Moving house even if you're still in your fixed-rate mortgage deal? There may be a way to take your rate with you when you move. 🏡

This is called porting, short for 'transporting' your mortgage!

We'll look at whether you can 'port' your existing mortgage to your new home.

If your new property is more expensive, we can discuss additional borrowing. If your circumstances have changed, like a salary increase, your affordability could be assessed again.

This option may not be available to everybody but it's always worth a conversation!

6.5× your income for a mortgage?! 👀

Sounds great… but just because you can borrow that much, doesn’t mean you should.

A couple earning £50,000 between them could potentially borrow £325,000 with just a 5% deposit under this type of lending.

But before taking on that level of borrowing, you need to think beyond today.

What happens if:

* Your bills increase?
* Your income changes?
* Interest rates rise?
* Something unexpected happens?

You need a plan.

I’d much rather you ask:

“How much can I comfortably afford?”
rather than:

“How much will the lender give me?”

If you’re considering borrowing at a high income multiple, get advice and make sure you’ve considered the risks before committing.

Because maximum borrowing isn’t necessarily maximum affordability.

Coventry’s criteria.

🔹 £30,000 minimum income for a sole applicant
🔹 £50,000 combined minimum income for joint applicants

Being registered at your current address can help lenders verify your identity and address history.

📱 **2. Make sure your payments are up to date**
Missed or late payments can make getting a mortgage more difficult, so make sure your bills and credit commitments are being paid on time.

🔍 **3. Check your credit reports**
Don’t just look at the score. **Look at the detail.**

Different lenders can use different credit reference agencies, so checking multiple reports can help you spot errors or information you don’t recognise.

Is now the right time to buy your first home? 🏡

It’s one of the biggest questions I get from first-time buyers.

And honestly, I don’t think anyone can tell you exactly what house prices or mortgage rates are going to do next.
Instead, I’d ask yourself:

☕ Can I comfortably afford the mortgage?

🏡 Do I have my deposit and buying costs covered?

💷 Would I still be comfortable if my circumstances changed?
You could wait for mortgage rates to fall… but you could also be waiting while house prices move.

There is no perfect time to buy.
The right time is when you’re financially ready and the numbers work for you.

The answer is... possibly.

One of the biggest misconceptions I hear is that a low credit score automatically means you’ll be declined for a mortgage.

The reality is that lenders don’t all assess applications in the same way. They’ll often look at factors such as:

✔️ Your credit history
✔️ Your income and affordability
✔️ How long ago any financial issues occurred
✔️ The reason behind them
✔️ Your deposit and overall circumstances

Every situation is different, which is why it’s worth speaking to a mortgage broker before assuming the answer is “no”.

Mortgage rates could be about to increase? 👀

If your current mortgage deal ends within the next 6 months, now could be a good time to start looking at your options.

Fixed rates have been coming down, but swap rates — which influence how lenders price fixed mortgages — have recently moved higher.

That could put upward pressure on mortgage rates.

The good news is, if you’re eligible to secure a new deal now, you don’t necessarily have to wait until your current deal ends.

And if rates fall before completion, your mortgage adviser can monitor the market and look at securing a better deal for you.

One of my clients did — but there was one important rule.

Their child had to save the same amount every month that they would have spent on rent.

Two years later, they had built a deposit, learned to budget and were ready to buy their first home.

I actually thought it was a brilliant approach.
It wasn’t free living — it was giving them an opportunity to get ahead while still teaching them about financial responsibility.

But I know not everyone will agree…

Would you pay £40,000 more for your home to get your child into a top state school? 🏡🎓

New research from Yopa suggests that homes in postcode districts containing one of the UK’s top 50 state secondary schools cost £40,574 more on average.

The average property price in those areas is £415,791, compared with £375,217 across the wider local authorities.

And in some areas, the difference is much bigger.

Around Bishop Vesey’s Grammar School in Sutton Coldfield, the difference is £275,814. 😳

Of course, this doesn’t mean the school itself adds that amount to every property. House prices are influenced by lots of factors, including location, property type and local demand.

But it does show how much schools can influence where people choose to buy — and what they’re prepared to pay.

So here’s the question:

👉 How much more would you be prepared to pay for the right school?

£10k?
£40k?
£100k+?
