Mortgage Pathways At Mortgage Pathways we specialise in finding absolutely the right mortgage for our clients. We simplify the complicated

Mortgage Pathways was established in 2010, but our heritage goes back to 2002 when our mortgage advisers worked exclusively out of estate agents around the North East. Today we not only have a mortgage advice arm in a number of estate agents in the North East, but we also have a dedicated New Build Team

At Mortgage Pathways we specialise in finding absolutely the right mortgage for our clients. We simplify the complicated, so that mortgages become easy to understand and we use our knowledge of the lenders to greatly increase the chances of your mortgage going through. Our number one role is to really understand your priorities and what your goals are for owning your own home. It might be how you can pay your mortgage off early, minimise the interest you will pay, or reduce your payments on a monthly basis. First-time buyers

We specialise in helping first-time buyers to take those first steps onto the housing ladder. There are a number of government schemes available that we can help you to take advantage of. In some cases we can help you to buy your first house with less than a 5% deposit. New Build

We also specialise in arranging mortgages on newly built houses and work closely with developers to ensure that if you are dreaming of a brand new house, we can help turn your dreams into reality. Remortgage and capital raising

Of course, if you are already on the housing ladder there are a number of options open to you. We can help you to save money and pay your mortgage off quicker, or help you to release capital if you need funds to extend or improve your home. Buy-to-let

If you are an existing or potential landlord, we will help you get the right mortgage for your investment needs, including an interest-only mortgage if that is right for you.

First-time buyers, there's some exciting news from the Autumn Budget!

Remember the Your First Home Scheme we mentioned a few weeks back?

Well, it's now been officially confirmed! βœ…

This new government scheme is being introduced to help first-time buyers purchase a new-build home with a much smaller deposit.

🏑 You could buy with just a 2.5% deposit, alongside a government equity loan worth 20% of the property's value, with no interest charged for the first 5 years.

So, when can you apply?

πŸ“† Applications are expected to open in February 2027, although this date hasn't been fully confirmed yet.

Before that, pre-registration will open before the end of 2026.

You won't be committing to a purchase by registering. Instead, you'll receive more details about eligibility and the maximum property prices in your area.

More information is available here:
https://www.gov.uk/government/publications/your-first-home/your-first-home

πŸ’· There's also an update on savings for first-time buyers!

A new First Time Buyer ISA is being planned to offer a simpler way of saving towards a deposit.

It's intended to replace the Lifetime ISA for people opening a new account, but existing Lifetime ISA savers will be able to carry on using theirs.

We don't have a confirmed launch date for the new ISA just yet.

With these announcements, there's plenty for future homeowners to look forward to! 🀩

7 in 10 first-time buyers found the buying process genuinely frustrating.

Uncertain dates, fear of a sale falling through, surprise costs popping up everywhere. It all adds up.

Buying alone comes with its own pressure too, with many women going it solo saying they felt overwhelmed.

Here's the bit we can actually help with. 🏑

We'll explain the mortgage process in plain English, flag the hidden costs early, and help you understand what you could realistically afford.

We'll also guide you through the paperwork and keep you informed every step of the way.

We can't control solicitors or completion dates. But we can make the mortgage side feel a lot less stressful.

Speak to us whenever you're ready. πŸ’¬

Your mortgage renewal date isn't something to ghost. πŸ‘»

Miss it, and you could roll onto your lender's SVR (their standard variable rate). That's usually much higher than what you're paying now, and it could cost you hundreds more each month. πŸ’·

Scary stuff.

Here's the treat, though. We can start looking for new deals up to 6 months before your renewal date, so you're never left trick-or-treating with your finances. πŸŽƒ

And if rates drop after we've secured you a deal? We could still switch you to a lower one before everything completes.

Speak to us before your renewal date creeps up on you. ☎️"

3 things to consider when moving home πŸ”Š

1️⃣ Porting your mortgage - taking it with you when you move
2️⃣ Securing a new rate for the remainder
3️⃣ Plan for unexpected costs like surveys, solicitors and moving fees

Ever heard of a concessionary purchase? πŸ€”

It simply means buying a property for less than its market value.

This often happens when buying from a family member, or sometimes from a landlord.

In some cases, that discount can actually count as gifted equity, helping towards your deposit without you needing to save that extra chunk yourself. πŸ’·

Sounds simple, but it's a bit of a specialist area

Not every lender offers this, and the criteria can vary a lot. They'll still look closely at affordability, the property itself, and the full circumstances of the sale. πŸ”Ž

If this sounds like your situation, getting advice early really does help.

Speak to us, we're happy to talk it through πŸ“ž

Not too long ago, the Bank of England held the base rate, which is good news on the surface.

But lenders don't always sit still just because the base rate does. πŸ‘€

Rates can shift day to day, sometimes with little notice.

So waiting around for bigger news could mean missing a deal that's already sitting there, ready to go.

Here's something worth knowing. Locking in a rate now doesn't trap you in it.

If a cheaper option shows up before your mortgage completes, we can move you onto it. πŸ”

No fuss involved, just keeping things flexible while the market does its own thing.

Want to see what's out there at the moment? Speak to us today. Costs nothing to find out where you stand. πŸ“©

This is called porting your mortgage, and while it may not work for everyone, it's always worth looking at πŸ”Ž
