The Budget was today. But what does it actually mean for your home?

If you're a first-time buyer, homeowner or thinking about moving, there are a few things worth paying attention to.

One of the biggest is Your First Home — a proposed scheme that could allow eligible first-time buyers to purchase participating new-build homes with a 2.5% deposit and a 20% government-backed equity loan.

But there are conditions.

Income caps, property price limits and the finer details matter.

And that's the important bit about Budget headlines:

A headline isn't the same as advice.

What works for one buyer may not work for another.

We'll be keeping an eye on today's announcements and what they could mean for people looking to buy or remortgage.

Save this post and come back after the Budget.

Imagine turning the key, walking into your own home, and thinking, “We finally did it.” 🏡

After the saving, the planning, the waiting, and perhaps wondering if it would ever happen, that moment means everything.

Because buying a home isn't just about bricks, numbers, or paperwork.

It's about having a place to call your own. A place to raise your children, build memories, and feel at home.

3 offers. 3 completions. 3 families taking their next step.

We're grateful to have been part of their journey.

Your own home journey might look different, but you don't have to figure it all out alone.

Thinking about buying a home? A Mortgage in Principle is a good place to start.

It’s an estimate from a lender showing how much you may be able to borrow based on the information you provide.

It can help you:
→ Understand your likely budget
→ Know what price range to look at
→ Show sellers and agents that you’re serious

But remember: it’s not a mortgage offer or a guarantee that your mortgage will be approved.

Your final mortgage will still depend on a full application, affordability checks and the lender’s assessment.

Planning to buy soon? Getting your Mortgage in Principle early can help you search with more confidence.

2 mortgage offers. 2 completions. 4 very different stories.

Last week, we had the kind of week that reminds us why the paperwork matters.

Two clients got the news they’d been waiting for: mortgage offers approved.

Two others reached the finish line: completion day.

Behind every “offer accepted” and “keys collected” is a different situation, different circumstances and usually a fair bit of uncertainty.

That’s why getting the right advice early can make such a difference.

The mortgage is only one part of the journey.

Helping you understand the journey is part of what we do.

If buying or remortgaging is on your mind, DM us “MORTGAGE” and let’s talk about your options.

New landlord registration requirements are coming to England 🏠

If you own a rental property in England, or you’re thinking of becoming a landlord, the Renters’ Rights Act 2025 introduces a new Private Rented Sector Database. Private landlords will need to register themselves and their rental properties.

What landlords need to know:

- Each rental property needs its own registration
- Registration opens 15 April 2027
- Registration deadline: 14 July 2027
- Annual landlord registration fee: £65 per property
- Penalties for non-compliance: £7,000 for standard breaches, and up to £40,000 for serious or repeated offences

What to do now: Keep your property documentation and safety certificates fully up to date, and make sure you understand the registration rules before the regional rollout dates.

Did you get the news?

5-year fixed mortgage rates have just hit 6.00% 🏠

That’s the highest in almost three years.

What does that mean?
A 5-year fixed mortgage locks your interest rate for 5 years. The rate you get is the price of borrowing the money, so a higher rate means higher monthly payments.

How much has it changed?
- In January 2026, the average was 4.91%
- Now it’s 6.00%
- Deals under 5% have dropped from 1,494 to just 9 since the start of September

What does it look like in pounds?
On a £200,000 mortgage over 25 years:

At 4.91%: about £1,160 a month
At 6.00%: about £1,290 a month

That’s roughly £130 more every month, or over £1,500 a year.

What should you do?
- Buying your first home? Work out what you can afford at today’s rates, not last year’s.
- Fix ending soon? Start looking early, because rates can change quickly.
- Not sure where to start? An independent mortgage adviser can compare deals for you.

Let’s say you’ve been paying £800 a month for your mortgage. Your fixed-rate deal is coming to an end, and you’re thinking, “I’ll deal with it later.”

Here’s the problem.

When your deal ends, your lender will usually move you onto a different rate called the **Standard Variable Rate (SVR)**, unless you agree to a new deal or your mortgage terms say otherwise.

This rate is often higher, which means your monthly payments could go up.

And nobody wants to start paying more than they need to.

The good news? You don’t have to wait until your deal ends before looking at your options.

Start early. Compare what’s available. Find out what works best for your situation.

**A little planning now could save you a lot of stress later.**

Not sure where to start?
