The highest suggested valuation can be tempting, but a strong sale starts with a price buyers can understand.

At Martin & Co, we look at what comparable homes have sold for, what else is on the market and where buyer demand sits now.

We also consider the details that make your property stand out.

Together, those insights help shape an asking price that gives your home the strongest possible start.

Thinking about selling? Start with your own plans. How soon do you need to move, and is your next home lined up?

Consider your finances too, including the costs of selling and buying.

Then look at what’s happening locally. Buyer demand can vary by area and property type, so a broad market headline may not reflect the interest your home could attract.

There’s no single answer for every homeowner.

🏡 Your tenant wants to sublet a room. What should you do next?

Start by understanding exactly what they’re proposing. Subletting and lodging are different arrangements, so it’s important to know which applies before making a decision.

If your tenant stays in the property and rents out a room to someone else, this is generally a lodging arrangement. If they rent out part or all of the property under a separate tenancy, this is subletting.

Before agreeing, check the tenancy agreement, understand the proposed arrangement and make sure any necessary permissions are in place.
