TGIF!! The working week started a little slower than usual, but it's gone a little busy over the last few days. The weekend is upon us folks, but the weather looks a bit mixed - punishment for that summer sunshine we had a week ago!

Our Director of Mortgages, Mark Lewis has a charity choir concert in Bridgend this evening - good luck to Cor Tadau Trisant for that event, hope all goes well! 📢 Calling All First-Time Buyers!

Are you currently still living at home with family, or are you renting and finding it difficult to save for a deposit? You're not alone—and we may have some great news for you!

🏡 There are now mortgage options available with:
• No deposit at all, or
• A minimum deposit of just £5,000!

Most lenders require a minimum deposit of 5%. However, there’s a mortgage scheme out there that only requires a deposit of £5,000, up to a purchase price of £500,000.

💡 Example:
Most lenders ask for a minimum 5% deposit—so for a £200,000 home, that’s £10,000.
But with this scheme, you may only need £5,000, even for homes priced up to £500,000!
➡️ And that £5,000 can be gifted by a close family member.
Alternatively, if you’ve been renting for at least 12 months and can prove you’ve consistently paid your rent on time, you could be eligible to buy your first home with no deposit required.

• The £5k scheme is for first-time buyers only
• New builds are excluded from the £5k deposit scheme
• For both the zero deposit and the £5k deposit schemes, you’ll need a clean credit history

It's that most wonderful time of the year! Adept is now closed until 30th December when we'll open for a few hours between Christmas and New Year. Well, the time is nearly upon us - as some may already know, our Director Mark Lewis is a member of Cor Tadau Trisant, and the choir has been rehearsing hard for some months now, as they've entered the Tenor and Bass Choir Competition (male voice choir comp to you and me) at the National Eisteddfod in Pontypridd. The competition is on Saturday 10th Aug - if you can't come along to the Eisteddfod, you can still see it as it will also be televised live on S4C. There's 10 choirs entered, and the first one should be on the telly about 3ish, Cor Tadau ar due on around 4.15pm. Good luck Mark and the whole choir!
