A valuation tells you what a buyer might pay for your practice. It cannot tell you whether that sum is enough for the rest of your life.
That second figure is your number, and planning a sale starts with it, around five years out. From about three years out the practice itself is prepared, with your accountant. By the final year you know what enough looks like, so any offer can be measured against your number rather than the valuation.
