Mortgage rates went up Tuesday.

This puts off first time buyers but it shouldn't. It's an oppotunity long term.

Mortgage cost go up and people worry, a lot.

It shifts the buyer/seller demand ratio. Fewer buyers, the same amount of sellers. Fewer viewings and even fewer offers. The housing market moves on offers made by wouldbe buyers.

Use the negotiation process to your advantage. Position yourself attractively for a lower offer. Have you numbers confirmed and deposit ready. Be confident.

People don't want to pay the higher rates but if you can be smart and secure a lower purchase price your mortgage will be smaller.

In 5 years time you'll be thankful you didn't wait and will be remortgaging with a smaller loan than you otherwise would have had.

The UK Government is in consultation for plans on a new FTB ISA!

This will replace the LISA and make saving for your first home easier and simpler.

Main improvements are:
✅No withdrawals penalties as the bonus is paid straight to your solicitor.
✅No upper age limits 18+
✅Combined with the old LISA if you already have one
✅Can only be used with a legal mortgage so you cannot use the bonus to buy a home outright (wouldn't that be nice?)

Affordability remains the toughest element for first time buyers but this still another step to supporting those wanting to get on the property ladder.

Outstanding credit will slightly reduce you maximum borrowing potential, but it isn't always a bad thing for your credit file. By proving that you can pay back credit on time consistently, you signal that you are a lower risk to default. As is like everything in human nature, it's about PATTERNS.

I personally use CheckMyFile.com and with clients to check all 3 credit agencies prempting any issues before they cause a nasty surprise after solicitors have been instructed.
