The property market and the banks are rarely on the same page ⏳

David Jackson from Prestige Private Finance on the lag between what's happening on the ground and what lenders actually price in.

Think back to June 2020 - market flew after lockdown, but the banks were braced for a crash, putting restrictions in and pushing rates up.

By the time the data catches up 3-6 months later, the market's already moved on. It's what brokers deal with all the time.

Progression is there, but it's slow and steady.
