The Awaab’s Law is a new housing law in the UK introduced after the tragic death of Awaab Ishak, a two-year-old boy who died from prolonged exposure to mould in his family’s social housing flat in Rochdale in 2020.

Key points of Awaab’s Law:
• It applies to social housing landlords (councils and housing associations).
• They must fix damp and mould hazards within strict legal time limits.
• Reporting rules: Tenants can report damp, mould or hazards, and landlords must inspect and begin repairs promptly.
• Enforcement: The government can take action against landlords who fail to comply.
• It aims to protect tenants’ health and ensure safe, decent homes.

The law was named to ensure that what happened to Awaab never happens again — holding landlords accountable for unsafe living conditions.

Big update for landlords and tenants 👇

From 27 December 2025, the first phase of the Renters’ Rights Act comes into effect.
These changes give Local Housing Authorities (LHAs) stronger powers to:
✅ Investigate breaches of housing law
✅ Enforce against illegal evictions
✅ Ensure higher property standards
✅ Tackle non-compliance from landlords and letting agents

🏡 Big News for Tenants and Landlords: The Renters’ Rights Act 2025 is Now Law

The UK Government has officially passed the Renters’ Rights Act 2025, marking one of the biggest shake-ups in the private rental sector in decades.

Here’s what this means for you:

✅ No more “no-fault” evictions — Section 21 will be abolished, giving tenants stronger protection and landlords clearer legal routes through Section 8.
✅ Rolling tenancies will replace most fixed-term contracts, offering more flexibility for renters and transparency for landlords.
✅ Rent increases limited to once per year, with at least 2 months’ notice required.
✅ A new national landlord database and landlord ombudsman will help raise standards and accountability.
✅ Tenants will gain stronger rights to request pets in rented homes, with landlords only able to refuse on reasonable grounds.

While many measures aren’t in force yet, this change is set to redefine the renting landscape — bringing balance, fairness, and clarity for both sides.
