Another week in the wonderful and frustrating world of commercial finance!

As always, this week delivered both the highs and lows that keep us reaching for strong coffee or a seriously strong b**r.

On the downside, there was the an unusual frustration of seeing a lender produce what looked like a fantastic offer for a great client, only to pull it away at the eleventh hour. Just when everyone thought the finish line was in sight, someone apparently moved it.

Back to square one.

On the upside, Andy escaped the office and headed over to the TRUST Networking x Federation of Small Businesses - FSB networking event at Wetherby Town Hall, catching up with some great local businesses and contacts.

Not content with that, Andy also accepted a last-minute invitation from Andy Horsfield of Brabners to join Karl Brooker of Tremark Associates at Doncaster Races. It would have been rude not to, after all. Networking comes in many forms, some involving less coffee and considerably more horses.

But the biggest news of the week is happening today...

Andy and Steve are making their way to Old Trafford Cricket Ground for the NACFB Broker Awards, where we have been shortlisted for Bridging Finance Broker of the Year.

Now, regular readers may have noticed that Steve hasn’t featured much in recent weeks. That’s mainly because Steve prefers to stay within a carefully controlled radius of Sheffield and regards travelling beyond the city limits as an overseas expedition.

Steve has been mentally preparing himself for weeks. With today’s journey approaching, Steve has spent most of the week asking which train they’re getting, what time it leaves, what platform it’s on, whether they’ve checked again, and then checking once more just to be safe. Sources suggest the train schedule has now been reviewed more thoroughly than some lender credit papers.

Regardless of the result tonight, being shortlisted amongst some excellent brokers is something we’re incredibly proud of.

Wish us luck… and if anyone sees Steve looking nervously at a departure board, please reassure him that Manchester is only next door.

You’re profitable. The order book’s strong. And you’re still scrambling to pay suppliers on Thursday afternoon because three customers haven’t paid invoices that came due last week.

It’s not a revenue problem. The work’s there. The margins hold. But somewhere between sending invoices and seeing money arrive, your working capital disappears into a gap that feels like it’s getting wider.

After the extraordinary and inspirational week we had last week, this has been a much shorter one, but still a productive few days with both Andy and Steve being busy with clients discussing plans all week.

A highlight for Andy was attending TRUST Networking, where Neil Greer/Cutting Edge Digital gave us a brief look at one of his blogging solutions. For anyone who regularly struggles with the dreaded blank page, Neil is definitely worth a conversation.

A quick reminder that Trust Networking and the FSB are hosting a joint networking event at Wetherby Town Hall next Tuesday. It's free to attend, so if you're local and looking to make some new connections, why not come along?

Andy grabbed lunch with Ian Hayes from Bibby Financial Services and bumped into the great and good in Leeds whilst there.

And finally, with schools reopening, there was certainly a noticeable shift in mood this week. We suspect quite a few parents were quietly celebrating the return of the school run which reminded us of when Andy saw the American school bus in Scotland last year - bet we could finance it!

Extraordinary doesn’t even come close this week - or even this month but more about that shortly...

At TRUST Networking this week it was nice to see former member Martin Cockx tell us all how well Wetherby Karate Club is doing and was joined by Duncan Brownnutt from St Gemma's Hospice who is now a Black belt having being coached and then tested by external examiners in other clubs. It was interesting to understand how much it helps with both physical and mental health. Andy won't be breaking bricks with his hand, but with his mind…. watch this space!

Andy started the week as one should do with a round of golf on a Monday afternoon hosted at The Bradford Golf Club by Ashley Jaques of Tyr Law. It was named the Andrew/ Andy Open. Andy and Ashley teamed up against Andrew Waudby of BDO UK & Andrew Foster of Watling Real Estate and were humbled by some outstanding golf. Suffice to say the company was excellent and seeing an Eagle first hand was amazing - well done Andrew Waudby!

As if seeing an Eagle first hand wasn't enough, Andy also had the privilege of joining Mark Hodgson who founded Tremark Associates on his walk to raise money for Oracle Head & Neck Cancer UK - Oraclehncuk. Mark is an inspiration. Truly. Firstly having gone through diagnosis and cancer treatment and now only a few years later he is out the other side and decided to raise money for Oracle Neck and head Cancer UK. Mark is aiming to walk 10km every day in August. His original goal was to raise £10,000. As you read this, it is day 28 and he has raised £15,000. Mark has walked 10km every single day all over the country with sponsors and volunteers. We were very proud to sponsor and walk with Mark yesterday on day 27 from Spofforth, to Wetherby and Collingham and finishing in Linton. We chose what has been Mark's wettest walk so far but we were prepared and it just made the drink at the end more deserved. Well done to the Brooker boys, George and Wilf, and William Bissett for bringing the energy and the sweets at the start.

After today it's only day 29, 30 and 31 to go - well done Mark - we know you are tired, but you can do it!

Friday already? Where did that week go…

There’s definitely a bit more optimism in the air, with property transactions starting to pick up pace and conversations around funding becoming increasingly positive.

Andy and Steve have spent the week out and about catching up with lenders and brokers, making the most of the opportunities that come from face-to-face meetings.

Andy enjoyed a round of golf with Barry Dillon from Yorkshire Building Society along with a couple of fellow brokers. If Barry hadn’t mentioned he’s only recently taken up the game, nobody would have believed him based on some of the shots on display - Well done Barry!

The networking continued at York Races during the Ebor Festival, where Andy joined Adam Wolstenholme of Bridging Finance Solutions for an entertaining day. Thankfully, a last minute tip saved Andy and he managed to get a winner - that £1 each way bet saved him 😂😂😂😂.

Today Andy is looking forward to attending the England v Pakistan Test Match as a guest of Tom Bond at Thomas Coombs: The Yorkshire Accountants, which promises to be a fantastic day.

As for the weather, perhaps nobody should be surprised that the rain has made an appearance. In hindsight, a trip to York Races followed by a Test Match at Headingley is pretty much the Yorkshire equivalent of performing a rain dance!

Three property purchases last month. All needed funds within 28 days. One was an auction, one was an opportunity that wouldn’t stay on the market, and one was a business owner who’d sold their company and just needed six months before they had cash to buy outright.

None of them were emergencies. All of them needed bridging finance.

That’s the bit people misunderstand. Bridging still carries this reputation as expensive emergency funding – something you use when everything else has failed. Sometimes that’s true. But more often, it’s just the appropriate tool when timing doesn’t match traditional mortgage processes.

Has this week’s eclipse sparked a change in fortunes? 🌑☀️

After a relatively quiet few weeks, this week has been the complete opposite, with plenty of conversations, opportunities and meetings keeping us busy.

It was great to catch up with a number of banks to discuss their current appetite and better understand where they can support UK SMEs looking for funding.

We also enjoyed attending the All 1 Network Summer BBQ at Westergate House, which was a fantastic opportunity to catch up with existing contacts and make some new ones. Terry Kettle & David Oliver did a great job hosting as ever.

At TRUST Networking, we heard from James Naylor of InfoSecurity People Limited, who gave an excellent presentation on all things IT security. There were some great practical tips on protecting ourselves online and creating genuinely secure passwords. Thankfully we’ve moved on from simply swapping an “S” for a “5” and calling it cyber security!

Away from work, last weekend we took part in the Leeds Trivial Pursuit experience around the city centre. It was a brilliant way to explore Leeds, learn some interesting facts about the city and see places you might otherwise walk straight past. Well worth doing if you’re in Leeds before the end of the month.

Add in what has felt like a record-breaking hot day, and it’s fair to say things have been heating up professionally too! Here’s hoping the momentum continues into next week.
