These 7 things helped me succeed.

And they’ll help you too.
• Remembering BTLs aren’t where you want to live. They are where others want to live. Invest where there is demand, which isn’t always where you might want to live yourself.
• Be thankful. I’m not woo woo but when I started to follow the laws of attraction, things definitely improved. The trigger for me was a book called ‘The Magic’ by Rhonda Byne. A practical, actionable guide.
• You can’t change what’s outside of your control so change what’s in it.
Stop worrying about the above. Focus on what you can control.
• Stay calm. What’s going badly today will turn round. For every down there’s an up. We need the tough experiences to enjoy the good.
• Positivity is key. If you think with Positivity, good things will happen. Just remember to say thank you!

These might not be specifically for property but mindset is the key to success, whatever the business.

You can’t have a high without some lows!

And annoying as they are they are a necessity to learn from and grow.

We’ve been facing some challenges recently but have also had positives too and understand you need one to appreciate the other. As long as the positives outweigh the negatives in the long run you are going in the right direction!

Remember for every low there’s always a high.

What I wish I knew 20 years ago
1. Exchanging time for money will never make you wealthy.
2. There is such a thing as passive income.
3. Working hard for someone else will never be as rewarding or appreciated as working for yourself.
4. Investing and being in control of your actions is the way to create freedom of choice.
5. Time waits for no one, so appreciate every minute with family and friends.
6. Property is an investment for everyone, not just the rich.
7. Most landlords are normal, nice people not the monsters the media make them out to be.
8. You should change to be better for yourself, not to please others.
9. Stand by your beliefs and don’t succumb to pressure just to fit in.
10. Life is short, and you’re older before you know it, no matter how young you feel.

Why property is as 'safe as houses'

According to data compiled by the Insolvency Service, there were significant corporate stress indicators across England and Wales at the start of the year:
• 1,744 Total Insolvencies: This includes 1,323 creditors’ voluntary liquidations and 256 compulsory liquidations.
• 41% Spike in Administrations: Total formal administration filings hit 151 for the month for highly leveraged mid-to-large cap businesses.
• High-Risk Sectors: Wholesale, retail, and hospitality entities accounted for roughly 30% of all business failures nationwide during this cyclical squeeze.

Why am I flagging this? Because when a company fails the investors lose their money - and more and more companies are struggling to keep going.

However, it is very hard to lose all your money in property. It is a tangible asset so, with the exception of major catastrophies that destroy a property, you will always have an asset. And whilst property values don’t grow in a straight line, history has shown that property increases in value approximately 7.3% per year on average.

So do you want to take a gamble with your hard earned money or ensure investment is safe as houses?

Property is so easy!!!

(said no one ever, after their first deal)

In 2018 we bought our 1st buy to let. Steve viewed, we did our numbers, we offered, it was accepted and we bought.

A full refurb then we would get a tenant, simple right?

Bought for £57k on a mortgage, est refurb £8k rent £495pcm.

First thing - it looked like a brothel!!! Attic room was painted scarlet artex with black painted floor & staircase & a 10watt bulb!!! OMG what have we done?

The trades were dire - slow, messy, blaming each other - and unacceptable quality finish.

We had bought 2 other deals within 6 weeks so had 3 on the go as newbies. Mistake no 1!. Spread ourselves too thin. No focus. Delays cost money.

The day before the tenant was moving in, we tested the central heating - and the pipes weren’t connected so the water flooded through the light fitting in the lounge on the new laminate floor.

The day she moved in we were still painting the skirtings whilst she was on the doorstop with her baby as the decorator was slower than a snail.

The £8k estimated refurb? Ended up £16k.

We couldn’t refinance at 6 months as tenant had only been in a month so needed to wait till November. Come November, we couldn’t refinance because we were now portfolio landlords as we owned more than 4 properties. So we have to wait 2 years!.

2 years later, it was going to cost £6k to get back £20k so we didn’t bother! We didn’t refinance until the 5 year fix ended.

By which time, this disaster of a deal, gave us

A new value of £110k (although comps were £125k, the lender downvalued as they said we would get less rent than we said - although we had a 5 year social housing lease signed!)

We got £82,500 back out so all money back with approx £7k extra

Approx £42500 of equity when you use proper comps

£20k of cashflow over the 5 years

So this disaster has actually returned us over £100k in 5 years for a £33k investment. Not bad for a disaster!!!
