I couldn't sleep.

But I wasn't giving in.

I'd been in a battle with a bank on behalf of a young family about to get the keys to their first home.

The bank ran a further credit score months after sending out the original mortgage offer, and decided the clients no longer met their credit score criteria.

I phoned the underwriter. She wasn't bothered. The computer said no, and as far as she was concerned, that was that.

I wasn't having it.

This family had done everything right. And a faceless decision was about to rip it all away from them.

In seven years I've only had to pull this card twice, but I reached out to our wider network, got the application in front of someone higher up, and pushed for it to be looked at properly.

The decision was overturned. The offer reinstated. The keys are happening.

That's what having the right team in your corner actually means. Someone who fights when it matters, has the contacts & determination to make it happen.

You know how much I care about the people I'm helping & I was not prepared to let that family down. 🏡.

Steven & Racheal had a dream: A new family home that matched where life had taken them.

When we first sat down, their circumstances had changed since buying their first house, so we ran through the affordability checks together and built a plan around what was actually realistic for them.

Home movers know the frustration - you need a buyer lined up for your current house before anyone takes your offers seriously.

So when the perfect house came up, everything had to move fast. They had a brilliant local estate agent on board & chose great solicitors, and that combination made all the difference. (Shoutout to Nicole Beales - Hortons Estate Agent!)

I am back in the office after a week at Tattershall Lakes with the kids for half term ☀️

Here are 4 mortgage offers that landed while I was away:

🏡 First Time Buyer — 10% deposit

This one needed a bit of planning upfront. After reviewing her credit file at the initial research stage, there were a few changes she needed to make.

Without that early guidance, the mortgage would've been declined. Getting it right before you apply makes all the difference.

🔑 Existing clients moving home — 5% deposit.

I don't just help with your first house. I want to be there when life brings changes too. This one needed patience, as we were using income from a second job. Lots of lenders want 6 months' history in a second role before they'll use it, to make sure it is sustainable.

📅 Remortgaging to a new provider — 14 years & 5 years taken off the term.

Two of the four offers this involved clients cutting years off their mortgage. One switched lender and knocked 14 years off their overall term, and one took 5 years off the term. This will help my clients become mortgage free faster, pay a lot less interest, and give them options later in life 🙌

Two months ago, she would have been declined for a mortgage. ❌

Not because she couldn't afford it.
Not because she wasn't ready.

It was down to the address history on her credit file.

It’s such a simple thing, but it was costing her the chance of owning her first home as bank accounts, phone contracts & personal finance agreements were all showing different addresses. This was affecting her credit scoring.

We spotted it, showed her how to fix it, and now she has a mortgage offer & is on the way to getting the keys to her very first home. 🏡

This is exactly why the up-front research & getting the right advice early makes all the difference.
