Got a Decision in Principle? Great… but what does it actually mean?

A Decision in Principle (DIP) can be a really useful first step when you're looking to buy a home.

It gives you an indication of how much you may be able to borrow and can help you understand your budget before you start making offers.

But it's important to remember that a DIP isn't a guarantee that your mortgage will be approved.

Once you've found a property, the lender will still need to assess the full application, your circumstances and the property itself.

That's why getting the right advice at the beginning can make such a difference — particularly if you're a first-time buyer and aren't sure what happens next.

Equity release isn’t just about releasing money from your home.

For some people, releasing equity can be about making retirement a little more comfortable.

For others, it might be about:

💚 Paying off an existing mortgage
💚 Having funds available for something they've always wanted to do

Thinking about moving home? 🏡 Don’t wait until you’ve found the house.

I come across clients all the time who have used an online affordability calculator, seen how much they could potentially borrow, and then started looking at properties right at the top of that figure.

The problem is, online calculators don’t always take your full circumstances into account.

By the time we look at the mortgage properly, the borrowing available, interest rate and monthly repayments can sometimes be different from what they were expecting.

And then… they’re having to look at cheaper properties when they’ve already fallen in love with the ones at the top of their original budget. 😩

It’s much better to do it the other way around.

💚 Understand what the monthly repayments could look like
💚 Decide what fits comfortably within your budget
💚 Then go house hunting knowing what you’re looking for is affordable
