First-time buyers, there's some exciting news from the Autumn Budget!

Remember the Your First Home Scheme we mentioned a few weeks back?

Well, it's now been officially confirmed! ✅

This new government scheme is being introduced to help first-time buyers purchase a new-build home with a much smaller deposit.

🏡 You could buy with just a 2.5% deposit, alongside a government equity loan worth 20% of the property's value, with no interest charged for the first 5 years.

So, when can you apply?

📆 Applications are expected to open in February 2027, although this date hasn't been fully confirmed yet.

Before that, pre-registration will open before the end of 2026.

You won't be committing to a purchase by registering. Instead, you'll receive more details about eligibility and the maximum property prices in your area.

More information is available here:

💷 There's also an update on savings for first-time buyers!

A new First Time Buyer ISA is being planned to offer a simpler way of saving towards a deposit.

It's intended to replace the Lifetime ISA for people opening a new account, but existing Lifetime ISA savers will be able to carry on using theirs.

We don't have a confirmed launch date for the new ISA just yet.

With these announcements, there's plenty for future homeowners to look forward to! 🤩

Why does getting a mortgage feel so hard, when your business is making good money? 🤔

It's down to how lenders look at how much you're 'earning'

Standard affordability checks often look at salary and dividends only. If you're leaving profit in the business for tax reasons, that income can get overlooked completely.

The thing is, some lenders look at this differently. They'll consider what they call retained profits, not just what you've drawn out.

By doing it this way you may be able to borrow a lot more than you thought.

Every lender has their own approach to assessing director income, which is exactly why it pays to know which ones fit your situation.

Speak to us and we'll look into lenders who understand how company directors actually get paid. 📊

Mortgage rates are back in the headlines again 📰

So it makes sense if you're wondering whether to fix now or hold off.

Here's the thing though, it's not just about which rate looks lowest today.

Fixing gives you certainty. Your payments stay the same for the agreed period, no surprises.

Staying on a variable rate means your payments can move with the market. That could work in your favour, or it might not.

There's no single moment that's correct for everyone. It depends on your situation and how much you value knowing exactly what you'll pay each month.

If your deal is ending soon, it's worth looking at your options properly rather than waiting to see what happens next.

And remember, the cheapest looking rate isn't always the cheapest once fees and the full term are added up 🧮

The real question isn't where rates are heading. It's which option suits you if they do.
