This could suit an experienced content creator, marketing whizz or even the right school leaver who can show us what they’re capable of.

Appleby... office-based

We’ll consider either:

✅ Full-time: Monday to Friday, 9am–5pm
✅ Part-time: Monday to Friday, 9:30am–2:30pm
✅ Up to £15 per hour for the right candidate
✅ Bonus scheme after probation

You’ll help manage our 26 social media accounts and 60,000+ followers, creating videos, graphics and campaigns across Facebook, Instagram, TikTok, LinkedIn and more.
You must be confident with social media, content creation, video editing and AI but most importantly, you need personality, creativity and a genuine desire to help people.

Estate agents and sellers: when a buyer pulls out, the deal doesn’t always have to go dead. Estate agents... builders... sellers...

This one is for you.

The property chain is f*cked...

Or is it?

Your seller has found the house they want.

They've agreed a price.

Mortgage sorted.

Solicitors instructed.

Everyone is starting to talk about completion dates.

Then the phone rings...

"The buyer has pulled out."

B*llocks.

And normally what happens next?

The estate agent rings the seller of the property they're buying...

Explains the chain has broken...

Everyone starts panicking...

The property goes back on the market...

And potentially two sales are now f*cked because one buyer pulled out.

But here's the question...

Did anyone actually check whether they still need to sell first?

Because sometimes... they don't.

There are situations where we can potentially arrange finance that allows somebody to buy their next home before their current one has sold.

Your seller loses their buyer...

But they might still be able to complete on the property they're buying.

Their existing house goes back on the market.

It sells later.

The short term borrowing is repaid.

Chain saved.

Seller happy.

Estate agent gets paid.

Everyone stops swearing at Dave three houses down the chain.

And before anyone says it...

Yes... bridging finance can be expensive.

Yes... there are fees.

Yes... the numbers need to work.

And no... we're not suggesting everyone with a broken chain should immediately take out a bridging loan.

That would be f*cking stupid.

But bridging isn't necessarily the only option either.

There are different ways of structuring short term finance depending on the circumstances.

The point is pretty simple...

Don't declare the deal dead before someone has actually checked.

If you're an estate agent and a chain breaks... call us.

If you're selling your house and your buyer has just pulled out... call us.

If the estate agent has just told you the house you're buying is going back on the market unless you find another buyer... definitely call us.

Give us the numbers.

What's their house worth?

What's outstanding on the mortgage?

What are they buying for?

What's their income?

How much equity have they got?

How quickly is their property realistically likely to sell?

We'll look at it.

Sometimes we'll say...

"Nope... you're going to need another buyer."

Fair enough.

But sometimes we might say...

"Actually... there's a way of doing this."

And that one conversation could potentially save the entire bloody chain.

So estate agents...

Before you stick that property back on the market...

Before you tell the seller their onward purchase is gone...

Before months of work disappears down the sh*tter...

Give PJS a call.

Because a buyer pulling out doesn't always mean the sale has to fall through.

Sometimes you just need someone to look at the problem differently.
