I’ve been getting calls recently from clients working with Level 1 mortgage agents trying to place clients into private mortgages
Let me be blunt: This is illegal, unlicensed activity.

Since 2023, FSRA regulations have made it clear: Level 1 agents are strictly banned from brokering private mortgages. They do not have the required licence, the legal authority, or the specialized educational background to handle these complex files.

Private mortgages require expert planning and strict exit strategies. Working with an unlicensed Level 1 agent puts your financial future at massive risk.

If you are dealing with a Mortgage Investment company or private lender, you must verify that your professional holds a Level 2 Agent or Mortgage Broker designation.
Don't risk your home. Always ask your agent about their specific tier, or look them up yourself on the FSRA database.
