With the inventory up roughly 3x from 2022 we have definitely moved in to a Buyers market. This doesn't mean that ever Seller is going to bend the knee and take your offer. In fact many of the houses will be sold within 3-4% of the listing price. The reason for this is the motivated Sellers are already priced well and considerable below the rest of the competition. Best strategy is try and figure out what you think the market value actually is and offer slightly below to temp the Seller.

Happy New Year! Wishing everyone a bright and successful 2025! Danielle and I were out for an afternoon hike on Giant's Head in Summerland. Which is similar to hiking Knox Mtn in Kelowna. It's a beginner/intermediate hike with marked trails or you can take the paved road the top. 360 degree views are spectacular and we had the mountain nearly to ourselves, park at the bottom and access via Milne Road.
The real estate market in Kelowna and the surrounding areas has started to rebound and 2025 will likely see a turn around in the market. Houses that have been sitting for the last year have started to pop and sales on the coast have also increased. For many now is the time to start putting your buying plan into gear. Interest rates are continuing to adjust and there are new mortgage rules that will allow more buyers into the market. Finally a little uptick in the market! One months of sales is not a trend but it is nice to see a little action. Lower interest rates and pent up demand could lead in to a busier than average winter market. We might even look back and say that the fall of 2024 was when the market started to change. We'll see 😉
