Mortgage approved and subjects removed? Don’t start spending yet. 👀

One of the biggest mistakes you can make before closing is taking on 𝗻𝗲𝘄 𝗱𝗲𝗯𝘁.

That new car payment or furniture financing might not seem like a big deal, but a $600 monthly payment can reduce your borrowing power by roughly $100,000.

And yes, your lender can review your financial position again before completion.

Until you have the keys, keep your credit, employment, down payment and finances as 𝗯𝗼𝗿𝗶𝗻𝗴 as possible. 🔑

Save the big purchases for after closing.

🏦 Bank of Canada Holds at 2.25%

No change from the Bank of Canada today, with the overnight rate staying at 2.25% for the seventh straight announcement.

There are some positive signs with economic growth, housing activity and employment improving. At the same time, higher energy prices and trade uncertainty are keeping inflation risks on the radar.

🏡 What does this mean for you?

Variable rates remain unchanged for now. Fixed rates are a different story, as rising bond yields can still put upward pressure on them.

If you’re buying, renewing or refinancing, don’t try to perfectly time the market. Let’s look at what makes sense for your situation.
