One thing I've noticed from working with great brokers?

They know their files before they submit them.

At Cambridge, we're not a high-document lender, and that isn't changing. But when we ask for something simple, like a snapshot of the down payment in a Canadian bank account, there's a reason behind it.

It's not about creating more work. It's about understanding the file, satisfying AML requirements, and helping us get to a decision faster.

The strongest submissions aren't always the ones with the most documents. They're the ones where the broker understands the story, has done their homework, and can confidently answer questions before they come up.

A little preparation upfront can save a lot of back-and-forth later.

The deals that look the hardest often deliver the biggest payoff.

I became known as the mobile home queen of Red Deer — and those files turned into some of my most loyal, referral-driven relationships.

Avoiding them does.

In private lending, we’re not looking for perfect income — we’re looking for clarity.

A Notice of Assessment helps us understand the status of filings.
That’s it.

Declared zero income?
Tax arrears?
Common — especially this time of year.

Our underwriters aren’t searching for reasons to say no.
They’re focused on structuring solutions, and in many cases, tax arrears can be paid out as part of the deal.

Transparency early keeps files moving and outcomes strong.

If you’re unsure what’s required, ask first.

Spooky season, but make it team-building! 👻

The Cambridge MIC crew got into the Halloween spirit today with a pumpkin-carving contest at the office!
While we didn’t have the full team in today, a big part of our group came together for some laughs, creativity, and (a little bit of) friendly competition.

Pumpkin guts were flying, masterpieces were made, and we definitely confirmed that our team’s creativity extends far beyond mortgage solutions.
