Mortgage renewal coming up in the next six months? There’s more to the process than waiting for your lender to send a renewal offer.

Ideally, the conversation should begin about four to six months before your renewal date. That’s when I’ll review your current mortgage, discuss what’s changed since your last term and help identify what matters most for the next one.

With two to three months to go, I’ll turn my attention to comparing lender offers, interest rates, terms and mortgage features to help find financing that fits your needs.

And as you enter that final month, I’ll help take care of the remaining details and coordinate your renewal or lender switch.

The earlier we start, the more time we have to review your options, address any questions and prepare for your next mortgage term.

Renewing in the next six months? Let’s get your renewal plan underway. Send me a message today!

Been turned down for a mortgage by your bank? That doesn’t necessarily mean every lender will give you the same answer.

Banks have their own lending criteria, and a declined mortgage application could be related to your credit history, income, existing debt or other qualification requirements.

As your Mortgage Broker, I work with a variety of lenders, including those offering alternative mortgage solutions. I can help you understand why your application may have been declined, review your financial qualifications and identify other financing options that may be worth considering.

One lender said no. Wondering what your options are? Message me and let’s review your application to find out what your next steps could look like.

Does renewing your mortgage mean having to pass the stress test all over again? Not necessarily!

Renewing with your current lender generally doesn’t require another stress test. And since changes introduced in 2024, eligible homeowners can also switch lenders without having to pass it again.

This could make it easier to compare mortgage rates and terms without having to qualify at the higher stress test rate. You’ll still need to meet the new lender’s approval requirements.

Getting pre-approved is easier when the key information is ready from the start.

I can help you understand what lenders may ask for, including proof of income and employment, details about your down payment and available funds, current debts and financial obligations, and identification or credit information.

Having those pieces organized early helps me review your application more efficiently, flag anything that may need attention, and give you a clearer picture of what you may qualify for before you start making serious offers.

Thinking about buying? Message me and let’s get you pre-approval ready.

More mortgage options can give you a stronger place to start.

When you work with me, I can compare mortgage options from multiple lenders and look at how different solutions fit your income, down payment, financial goals and home buying plans.

More options don’t automatically mean a better mortgage, but they can give you more ways to find financing that fits your situation instead of forcing everything into one path.

Start smarter. Message me and begin your mortgage search with more ways forward.

Affordability can change even when there hasn’t been a dramatic move in the market.

That’s because home buying affordability is shaped by several moving parts. Purchase price, mortgage rates, income, existing debt and down payment can all affect how much someone may qualify to borrow and what their monthly housing costs could look like.

A smaller change in just one of those factors, or a few modest changes happening at the same time, can shift the affordability equation without a major headline-making event.

That’s why it helps to watch the math, not just the headlines. Even when the market feels relatively steady, your own buying position may have changed.

Wondering what today’s conditions could mean for you? Message me today to see how your qualifying picture may have shifted.
