📍 STEP 1: FREE CONSULTATION WITH ME
We review your income, debts, down payment, and goals. You leave knowing your borrowing range and what lenders will look for — no commitment required.

📍 STEP 2: PRE-APPROVAL
I submit your application to the lenders best suited for your situation. You get a rate hold (30 to 120 days) and a clear maximum.

📍 STEP 3: HOME SHOPPING WITH YOUR REALTOR
Your pre-approval shows sellers you're serious. In Surrey's current buyer's market, there's more selection and more room to negotiate than we've seen in years.

📍 STEP 4: ACCEPTED OFFER
Once your offer is accepted, I finalize the mortgage application and coordinate the appraisal if needed.

📍 STEP 5: FINAL APPROVAL

🏦 Bank of Canada Rate Announcement — September 2, 2026

The Bank of Canada held its overnight rate at 2.25% today. The recovery is real, but so is the uncertainty.

Here is the quick breakdown:

🔹 Overnight rate: 2.25% (unchanged)
🔹 Prime rate: 4.45% (unchanged)
🔹 Variable mortgages and HELOCs: no change
🔹 GDP grew 3.3% in Q2 — a strong rebound
🔹 Inflation hovering around 3%, driven by energy prices
🔹 Unemployment edged down to 6.4% in July
🔹 Next announcement: October 28, 2026

New US tariffs and the ongoing Middle East conflict are adding fresh uncertainty. The Bank is watching carefully.

💸 Here's something I tell every first-time buyer: your down payment is only part of the cash you need on closing day.
Closing costs in BC are real, they add up, and lenders will actually want to see that you have enough set aside. For insured mortgages, you typically need at least 1.5% of the purchase price available in addition to your down payment.

HERE'S WHAT TO BUDGET FOR:

🔍 HOME INSPECTION
You pay this one. It's worth every penny — usually $400 to $600 — and protects you from hidden problems.

📊 APPRAISAL FEE
Required by some lenders to confirm property value. Sometimes covered by mortgage insurance, sometimes by you. Usually $300 to $500.

⚖️ LEGAL FEES
A lawyer or notary handles your title transfer and mortgage registration. Budget $1,000 to $2,000.

🏛️ PROPERTY TRANSFER TAX
This is often the biggest surprise. In BC, it's 1% on the first $200,000, 2% on $200,001 to $2,000,000, and 3% above that.

Good news for first-time buyers: full PTT exemption applies on homes $835,000 or less. Partial exemption available up to $860,000. Newly built homes have a separate exemption up to $1,100,000.

🏠 PROPERTY INSURANCE
Mandatory — your lender won't release funds without it.

🚚 MOVING COSTS
$500 to $3,000+ depending on how much you have and how far you're going.

📊 Fixed or variable? It's genuinely one of the most common questions I get — and there's no single right answer. Here's how I think about it with my clients.

🔒 FIXED RATE
Your rate and payment are locked for the full term. What you sign up for is what you pay.
Suits you if: You want complete predictability. You're on a set budget. The idea of a payment increase keeps you up at night.
Watch for: Fixed rates typically start higher than variable. And if you break the mortgage early, the Interest Rate Differential (IRD) penalty can be significant — sometimes tens of thousands of dollars.

📈 VARIABLE RATE
Your rate moves with the Bank of Canada's prime rate. Right now, the BoC overnight rate is 2.25% and the prime rate is 4.45%, giving variable borrowers access to rates around 3.45% or lower.
Suits you if: You have cash flow flexibility and aren't rattled by potential payment adjustments. Historically, variable rate borrowers have saved money over full mortgage terms.
Watch for: If rates rise, your payment rises with them. Budget accordingly.

💡 MY HONEST TAKE:
The right choice is always personal. I'd rather spend 20 minutes understanding your specific situation than give you a generic answer. The goal is a mortgage that lets you sleep at night — whatever that looks like for you.

A June trip to Weyburn SK with Hope. We watch baseball, did a puzzle during the rain and attended a fun country music concert together. Then off to Stoney Plain AB! My cousin Ang and I got to watch our boys play. The best part Matthew started game 1 and Josh game 2! A week later Lloyd and I headed back to Weyburn.
