The Bank of Canada announced today that it has increased its policy interest rate by 0.25%, marking the first increase in approximately three years. The decision was primarily due to increases in Inflation that was driven by higher energy costs. Following today's announcement, most lenders are expected to increase their Prime Rate to 4.70%.

What Does This Mean for Your Mortgage? If you have a variable-rate mortgage or a Home Equity Line of Credit (HELOC), your lender's Prime Rate will increase, but your existing discount off Prime will remain the same. For VRM mortgages, with some lenders your payment will increase effective the following month after the announcement. Some lenders will allow your mortgage payment to remain the same but with an increase to Prime Rate, this will mean that more of your mortgage payment will go towards interest, instead of Principal. For HELOCs, the minimum payment required will increase.

The Bank of Canada's next scheduled rate announcement is December 9, 2026.

If you have questions about how this rate increase may affect your mortgage or HELOC, please don't hesitate to reach out. We're always happy to help.

The bank said NO? Don't give up just yet!

Just because you don't qualify for a mortgage with your bank doesn't mean you won't qualify somewhere else. Every lender has different guidelines, and sometimes it's just a matter of finding the right fit. Whether you're self-employed, have variable income, or have higher debt levels, there may be other mortgage options available to you.

Alternative lending isn't always the right solution, but it's definitely worth exploring!

If your bank has said no, give us a call. We'd be happy to see what other options might be available!

One of the common misconceptions about buying a home is that you need a 20% down payment. That's actually not the case!

You may be able to purchase a home with as little as 5% down, depending on the purchase price.

Here's how the minimum down payment works:

🏠 $500,000 or less: 5% down

🏠 $500,000 to under $1.5 million: 5% on the first $500,000 and 10% on the remaining amount

🏠 $1.5 million or more: 20% down

If you're putting less than 20% down, mortgage default insurance will be required.

Many people assume they need to save 20% before they can even think about buying a home, but that's not always the case!

If you're thinking about buying a home and aren't sure how much you'll need for a down payment, feel free to reach out. We're always happy to help!

A little more paperwork is coming… but don’t worry, we’ll keep it simple!

Starting October 13th, new requirements from the BC Financial Services Authority (BCFSA) come into effect for mortgage brokers in BC. This means you may notice a few additional disclosure documents throughout the mortgage process, including a new form that needs to be completed early on before we can provide personalized mortgage advice.

The goal of the new requirements is to provide greater transparency for consumers throughout the mortgage process.

So, if you see a few extra documents coming your way, it’s all part of the new requirements. As always, we’ll walk you through everything and are here to answer any questions along the way.

On the National Day for Truth and Reconciliation, we honour the children who never returned home, the survivors of residential schools, and the families and communities who continue to be impacted. May we continue to listen, learn, and move forward with greater understanding.
