✅Know how much home you can afford - Your down payment needed will depend on the purchase price of the home you’re buying. You can’t create a budget if you don’t know how much you need to save!
✅Understand your expenses and debt-to-income ratio - Look at all of your monthly expenses including student loans, car payments, or credit card debt before deciding on what you can afford monthly.
✅Set a goal - Once you do the above steps, set a savings goal with a timeline.
✅Reevaluate current bills - Shop around for insurance or phone bills to see if it’s possible to cut down
✅Set up automatic deposits/transfers - Set up an monthly automatic transfer to your savings account, no excuses!

Your rate may go up or down, based on the Bank of Canada Interest rate and your own credit score at the time.
⌛ When Does it Happen?: Mortgage renewals occur at the end of your mortgage term, which is usually 5 years in Canada. However, if you need a change earlier, let’s chat about options.
💰 Rate Shopping: Don't just accept the renewal offered by your current lender without shopping around. This is where a mortgage broker can come in to prepare quotes from different lenders for you.
📆 Start Early: Don't wait until the last minute to consider your renewal options. Start the process at least a few months before your term ends to give yourself ample time to explore alternatives.
