Could changing how often you make your mortgage payments help you become mortgage-free sooner?

With accelerated biweekly payments, you make 26 payments per year, each typically equal to half your regular monthly mortgage payment.

That adds up to the equivalent of 13 monthly payments instead of 12 each year!

By putting more money toward your mortgage annually, you could:

• Pay down your mortgage principal faster.
• Save on interest over the life of your mortgage.
• Shorten your overall amortization period.

The key difference? Accelerated biweekly payments mean paying more each year, so it’s important to make sure the schedule fits your budget and is permitted under your mortgage terms.

Wondering how much time and interest you could save? I can help you compare payment schedules, review your mortgage terms and see whether accelerated biweekly payments make sense for you.

Waiting for the perfect housing market to buy a home? You could be waiting longer than you think.

Here’s the thing about trying to time the market: there’s no way to know exactly when conditions will be in your favour.

Mortgage rates fluctuate, home prices shift and buyer competition changes. Even a drop in interest rates doesn’t necessarily mean buying will become more affordable, especially if increased demand pushes home prices higher.

Instead of waiting for everything to line up perfectly, why not find out what homeownership could realistically look like for you right now?

I can help you understand your purchasing power, compare mortgage options and figure out what makes sense for your budget, financial situation and long-term goals.

There’s a difference between waiting until you’re financially ready and waiting for a perfect market that may never arrive.

Thinking about buying a home but not sure if the timing is right? Send me a message! Let’s take a look at where you stand and what your options could look like.

Mortgage renewal coming up in the next six months? There’s more to the process than waiting for your lender to send a renewal offer.

Ideally, the conversation should begin about four to six months before your renewal date. That’s when I’ll review your current mortgage, discuss what’s changed since your last term and help identify what matters most for the next one.

With two to three months to go, I’ll turn my attention to comparing lender offers, interest rates, terms and mortgage features to help find financing that fits your needs.

And as you enter that final month, I’ll help take care of the remaining details and coordinate your renewal or lender switch.

The earlier we start, the more time we have to review your options, address any questions and prepare for your next mortgage term.

Renewing in the next six months? Let’s get your renewal plan underway. Send me a message today!

Been turned down for a mortgage by your bank? That doesn’t necessarily mean every lender will give you the same answer.

Banks have their own lending criteria, and a declined mortgage application could be related to your credit history, income, existing debt or other qualification requirements.

As your Mortgage Broker, I work with a variety of lenders, including those offering alternative mortgage solutions. I can help you understand why your application may have been declined, review your financial qualifications and identify other financing options that may be worth considering.

One lender said no. Wondering what your options are? Message me and let’s review your application to find out what your next steps could look like.

Did you know your mortgage could already have features that help you pay it off faster and save on interest?

Many Canadian mortgages offer prepayment privileges, allowing homeowners to make lump-sum payments or increase their regular mortgage payments without penalties, as long as they stay within their mortgage agreement’s limits.

These additional payments go toward reducing your principal, which could mean less interest paid over time and fewer years until you’re mortgage-free.

The catch? Prepayment privileges vary by lender and mortgage product, so it’s worth knowing exactly what your mortgage allows.

Message or give me a call today to review your mortgage’s built-in features and find out how to make the most of them.

Does renewing your mortgage mean having to pass the stress test all over again? Not necessarily!

Renewing with your current lender generally doesn’t require another stress test. And since changes introduced in 2024, eligible homeowners can also switch lenders without having to pass it again.

This could make it easier to compare mortgage rates and terms without having to qualify at the higher stress test rate. You’ll still need to meet the new lender’s approval requirements.

Have a renewal coming up? Connect with me today to find out whether the exemption applies to you.
