If so, now is a great time to start exploring your options!

Many homeowners simply accept the renewal offer from their current lender without realizing there may be more competitive rates or better terms available elsewhere.

And here's something you may not know! 💡

If you're switching to another federally regulated lender at renewal, you may not have to requalify under the mortgage stress test, provided you're not increasing your mortgage amount or extending your amortization and you meet the applicable requirements.

This can make switching lenders more accessible and open the door to more options!

With many Canadians renewing mortgages that were originally secured at historically low interest rates, the possibility of higher monthly payments is a reality for some homeowners. 𝗧𝗵𝗮𝘁'𝘀 𝘄𝗵𝘆 𝗽𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝗮𝗵𝗲𝗮𝗱 𝗶𝘀 𝘀𝗼 𝗶𝗺𝗽𝗼𝗿𝘁𝗮𝗻𝘁.

Your mortgage renewal is an opportunity to review more than just your interest rate. It's about making sure your mortgage continues to work for your financial situation, your goals, and your budget.

As your mortgage broker, I have access to over 60 lenders and can shop and compare options on your behalf, saving you the time and hassle of doing it yourself.

🚨 Well, this certainly isn't the news I was hoping for today! 😕

Why did the Bank of Canada raise rates today? Here's the plain-language version. 💡

The Bank's job is to keep inflation (the pace at which prices rise) close to 2%. In September, inflation reached 3.1%, driven largely by higher gas and energy costs, which also make transporting goods more expensive.

Raising its key interest rate from 2.25% to 2.50% is intended to help prevent those higher costs from spreading throughout the economy.

The Bank noted that the economy has held up better than expected, although trade and global events continue to create uncertainty. Governor Tiff Macklem indicated that further increases may be necessary, but the Bank intends to proceed carefully.
What does this mean for your mortgage?

This increase primarily affects variable-rate mortgages, HELOCs, and lines of credit. If you have a fixed-rate mortgage, your rate won't change during your current term.
The next Bank of Canada announcement is scheduled for December 9, 2026.
If you're wondering how today's announcement might affect your mortgage or upcoming renewal, please don't hesitate to reach out. I'm always happy to help you understand your options. 🤝

Let's face it, life is expensive right now! Between groceries, everyday expenses, and high-interest debt, it can feel like there's not much left at the end of the month.
And with Christmas just around the corner, the last thing anyone needs is more financial pressure.
💡 𝗗𝗶𝗱 𝘆𝗼𝘂 𝗸𝗻𝗼𝘄 𝘁𝗵𝗮𝘁 𝘆𝗼𝘂𝗿 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗰𝗼𝘂𝗹𝗱 𝗽𝗼𝘁𝗲𝗻𝘁𝗶𝗮𝗹𝗹𝘆 𝗵𝗲𝗹𝗽?
If you're a homeowner, refinancing may give you the opportunity to consolidate high-interest debt, simplify your monthly payments, and free up some much-needed cash flow.
It's not the right solution for everyone, but it might be worth exploring!
My goal is always to help you understand your options and make informed decisions that work for you and your family.

If your mortgage is coming up for renewal in the next several months, here's something worth knowing early rather than later.

Borrowers who locked in five years ago, when rates were near their lows, are now seeing renewal payments rise by roughly 30 percent in some cases. It's a real number, and also one you can plan around well before your renewal date arrives. Interestingly, more new borrowers are choosing variable mortgages lately, about 35 percent of new uninsured deals, as people look for a lower starting rate even while fixed yields keep climbing.

The earlier you look at your options, the more choices you actually have, from comparing lenders to exploring different terms. A renewal conversation six to twelve months out feels very different from one a few weeks before the deadline.

When does your mortgage come up for renewal?

🍂 FALL RESET 🍂

New routines. Cooler mornings. Back to school. And somehow… suddenly we’re heading into the last few months of the year. 😳

Fall is a great time to reset routines, get organized and look ahead. It can also be a great time to check in on your mortgage.

If your renewal is coming up, your monthly budget is feeling tighter, you've accumulated some debt, you're considering renovations, or you simply haven't reviewed your mortgage in a while, I'd be happy to take a look with you.

You don't have to wait until renewal to start the conversation. Sometimes a quick mortgage review can uncover options you didn't know you had, and sometimes it simply confirms that you're already in a great spot.

Wondering if your mortgage is still working for you? Reach out and let's chat. There is never any pressure or obligation, just a conversation about where you are now and where you'd like to be.

The Fed just raised its key rate for the first time since 2023, and it's already moving bond markets on both sides of the border.

Bond yields are the return investors earn on government debt, and they are the main thing fixed mortgage rates follow. When yields rise, so do fixed rates. The U.S. 10-year yield hit its highest point in nineteen years last week, and Canadian yields climbed right along with it, which led more than a dozen lenders to raise their fixed pricing.

Here's the reassuring part. Core inflation in Canada, which strips out swings like gas prices, is still holding at or below 2 percent. That steadiness gives the Bank of Canada real flexibility, and it means this is a week for informed decisions rather than reactions. If you're weighing when to lock in a rate, now is a good time to have that conversation.

Were you expecting fixed rates to move this soon?

💰 𝗦𝗼𝗺𝗲𝘁𝗶𝗺𝗲𝘀 𝘁𝗵𝗲 𝗯𝗲𝘀𝘁 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝘀𝘁𝗿𝗮𝘁𝗲𝗴𝘆 𝗶𝘀𝗻’𝘁 𝘀𝗶𝗺𝗽𝗹𝘆 𝘁𝗵𝗲 𝗹𝗼𝘄𝗲𝘀𝘁 𝗿𝗮𝘁𝗲.

I recently helped clients with their mortgage renewal who were also carrying some higher-interest debt they wanted to pay down.

A traditional refinance wasn’t an option because there wasn’t enough equity in the home. But that didn’t mean there weren’t other options.

We looked at a 𝗰𝗮𝘀𝗵 𝗯𝗮𝗰𝗸 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲, which allowed them to access funds at renewal and use that money to pay off some of their higher-interest debt.

They ultimately chose a 𝘃𝗮𝗿𝗶𝗮𝗯𝗹𝗲-𝗿𝗮𝘁𝗲 𝗰𝗮𝘀𝗵 𝗯𝗮𝗰𝗸 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲. The mortgage rate was slightly higher than the standard renewal options available to them, but when we looked at the actual difference in the mortgage payment, it was only a few extra dollars.

In their situation, that small difference gave them the ability to eliminate higher-interest debt and improve their overall monthly cash flow.

And 𝘁𝗵𝗮𝘁 was the right choice for them.

Mortgages aren’t just about chasing the lowest rate. They’re about looking at the whole picture and finding the option that makes the most sense for 𝘆𝗼𝘂𝗿 𝗳𝗶𝗻𝗮𝗻𝗰𝗲𝘀, 𝘆𝗼𝘂𝗿 𝗴𝗼𝗮𝗹𝘀 𝗮𝗻𝗱 𝘆𝗼𝘂𝗿 𝗹𝗶𝗳𝗲.

If your mortgage is coming up for renewal and you’re carrying other debt, 𝗱𝗼𝗻’𝘁 𝗮𝘀𝘀𝘂𝗺𝗲 𝘆𝗼𝘂𝗿 𝗼𝗻𝗹𝘆 𝗼𝗽𝘁𝗶𝗼𝗻 𝗶𝘀 𝘁𝗼 𝘀𝗶𝗴𝗻 𝘁𝗵𝗲 𝗿𝗲𝗻𝗲𝘄𝗮𝗹 𝗼𝗳𝗳𝗲𝗿 𝘆𝗼𝘂𝗿 𝗹𝗲𝗻𝗱𝗲𝗿 𝘀𝗲𝗻𝗱𝘀 𝘆𝗼𝘂.

There may be options you haven’t considered.

The painting is DONE! 🙌🏻🤍

Four LONG days. So. Much. Mess. Drop cloths, paint cans, ladders everywhere, and there may or may not have been a little swearing along the way 😂. Every night ended with Advil, ice packs and heating pads. Apparently we are not as young as we used to be. 😂

And before we even got to the actual painting, my walls looked like a homemade quilt from what felt like a million paint samples. 😂 After weeks of second guessing and staring at those squares in every possible light, morning, afternoon, sunny days, cloudy days, we finally made a decision and did it. The entire main floor is painted!

And I LOVE it. 🤍

I know some people will look at this and say, “But… where’s the colour?” 😂 And that’s okay! That’s the fun thing about making a home your own. Some people love bold and colourful, some love warm and cozy, and apparently I love ALL the neutrals. 😂 To each their own, and this feels exactly right for us.

It’s amazing how much a fresh coat of paint can change the entire feel of a home. Everything feels brighter, fresher and so much more pulled together.

Was it worth four days of chaos? Absolutely.

Would I like to pick up another paintbrush anytime soon? Absolutely not. 😂

And Jared has officially told me I’m **never allowed to mention paint again.** 😂 After the number of paint samples that man has looked at over the last few weeks, I think he’s earned that request.

Next project in the works...the floors! Pretty sure we will be hiring someone for that job. Right Jared ?? 😂😬

🏡 **Thinking about buying a home this fall? Don’t wait until you find “the one” to get your mortgage sorted out.**

One of the best things you can do now is make sure the financing side is ready *before* you’re writing an offer.

That means:

✔️ Getting your mortgage application completed
✔️ Reviewing income and credit
✔️ Confirming your down payment and where the funds are coming from
✔️ Making sure your documents are current
✔️ Understanding what payment actually feels comfortable for *your* budget
✔️ Knowing if there are any little things we should address ahead of time

A pre-approval isn’t just about finding out the maximum you *can* spend.

It’s about being prepared, understanding your options, and being able to move confidently when the right home comes along.

If buying a home is somewhere on your radar for this fall, now is a really good time to start the conversation. 🤍

📲 Send me a message anytime. I’m always happy to chat through where to begin.

If your mortgage is coming up for renewal in the next 6 months, you don’t have to wait for that renewal letter to arrive before you start looking at your options. 🏡

In fact, starting early gives us time to look at the bigger picture.

Has anything changed since you got your last mortgage? Are you thinking about moving? Do you have debt you’d like to consolidate? Are renovations on the horizon? Or do you simply want to make sure your next mortgage still makes sense for you?

Your renewal is a great opportunity to review where you are now and what you may need over the next few years.

Sometimes staying with your current lender is absolutely the right choice. Sometimes there may be a better option elsewhere.

Either way, having the conversation early gives you time to understand your options and make a decision without feeling rushed.

Renewing in the next 6 months? Let’s chat. 🤍
