The shrinking policy problem

I wanted to send a quick note about something I see come up all the time with homeowners in their 30s and 40s.

When you signed your mortgage, you probably checked that little box for the bank's built-in mortgage protection insurance. It’s totally normal—you're signing a mountain of paperwork, and checking the box feels like the easy way to make sure your family is covered if anything ever happened to you.

The weird thing about those bank policies, though, is how the math works behind the scenes.

As you pay off your mortgage over the years, the debt shrinks—which means the bank's payout shrinks right along with it. But your monthly cost? That stays the exact same as the day you signed. On top of that, if the policy ever actually triggers, the money goes straight to the bank to pay off the house, rather than to your family to handle cash flow or bills as they see fit.

A lot of people don't realize you can drop or swap that bank coverage whenever you want. You don't have to wait until mortgage renewal.

Most people are way better off having a simple, private term life insurance policy. The payout stays locked in at the full amount, the money goes directly to your family, and it stays with you even if you switch banks at renewal time to get a better interest rate.

Next time you log into your online banking or pull up a mortgage statement, take a quick peek to see if you're paying for "creditor insurance" or "mortgage protection."
