When you're figuring out how much home you can comfortably afford, it's natural to focus on the mortgage payment.
After all, it's usually one of the biggest numbers in the conversation.
But the mortgage isn't the only expense that arrives with the keys.
The home itself has a budget too.
Property taxes, utilities, home insurance, maintenance and—depending on the property—expenses such as condo fees can all affect what homeownership actually costs month to month.
And unlike a mortgage payment, some home expenses aren't perfectly predictable.
The furnace doesn't know you've already had an expensive month. An appliance doesn't wait until it's convenient to stop working. And even routine maintenance can add up over the course of a year.
That's why there are two different questions worth asking before you buy:
What could I potentially qualify to borrow?
and
What am I comfortable spending on the full cost of owning this home?
Those answers don't necessarily have to be the same.
A comfortable budget should leave room for the house and the life you want to continue living in it—saving, travelling, family expenses, hobbies, unexpected costs and whatever else matters to you.
Before deciding on a purchase range, look beyond the mortgage payment and think about the bigger monthly picture.
Because the goal isn't simply to afford the purchase.
It's to feel comfortable owning the home after you get the keys. 🏡
