Vancouver home sales just posted their slowest year in over 20 years — and for buyers, that’s exactly why now is the time to act. 📉

According to Greater Vancouver Realtors, only 1,537 homes sold in December, down 12.9% year over year and roughly 21% below the 10-year December average.

All of 2025 closed with just 23,800 sales across Greater Vancouver (which includes the Sunshine Coast) — nearly 25% below the 10-year norm. Meanwhile, sellers brought more than 65,000 new listings to market, the highest level since the mid-1990s. Active listings now sit around 12,550, up 14.6% year over year and well above typical December levels.

Here’s the key shift: borrowing costs dropped by roughly a full percentage point in 2025. That combination — lower prices, more choice, and cheaper money — creates a window buyers haven’t seen in years. Less competition means more negotiating power, better terms, and the ability to be selective.

For sellers, this is a pricing-sensitive market. Buyers are informed, cautious, and value-driven. Homes that are priced sharply and realistically are the ones attracting attention and selling; those that miss the mark are being overlooked.
