When do I need the down payment in my account?
We get asked this question all the time! When you have an offer in we need to show the lender proof of funds in your acount prior to closing. Your deposit is part of your down payment, not in addition to it.

Deposit → Due right after your offer is accepted

Full down payment → Due right before closing

Where → Sent to your lawyer, not your lender

Saving for your down payment?
There are several common and acceptable sources for a mortgage down payment.

Here's a breakdown:

🔹Personal Savings:
Savings or chequing accounts
Tax-Free Savings Accounts (TFSA)
Guaranteed Investment Certificates (GICs)
RRSPs (Home Buyers’ Plan

🔹Gifted Funds:
From an immediate family member (parent, sibling, grandparent, etc.)
A signed gift letter is required confirming the money is a gift and not a loan.

🔹Sale of an Existing Property:
Proceeds from selling a home can be used as a down payment.

They cover legal work, taxes, and services needed to transfer ownership and complete your mortgage. The purchase price of your home will determine the cost, we like to tell our clients to budget for 1.5% to 4% of the purchase price.
