This is good news for most people. However since this decision this week, we have seen many lenders increase their mortgage lending rates and lower their discounts on their VRMs.

The Bank of Canada kept rates steady at 2.25%, giving the housing market a bit of breathing room.
But affordability, job concerns, and economic uncertainty are still shaping buyer and seller decisions. If you’re renewing or thinking about a move, having a plan matters more than guessing what rates will do next.

I’m seeing a major trend across Alberta right now: Big banks are reaching out to homeowners earlier than ever with "early renewal" offers.

It sounds like a great deal—lock in now and stop worrying, right? Not necessarily.

Here is the catch: When you sign an early renewal, many banks switch you to that new, higher rate immediately. If your mortgage isn't actually due for another 4–5 months, you are essentially volunteering to pay more interest starting today.

Plus, with the potential for better rates as we head into the spring market, locking in today could mean missing out on significant savings in a few months.

My advice?

Check your actual maturity date.

Don’t sign out of "convenience."

Get a second opinion.

A broker can hold a rate for you as insurance without forcing you into a higher payment before your time is up.

Stop the "loyalty tax" and keep your money in your pocket. 🏡💰
