Ottawa's war on Short term rentals may have been set up as another tax grab. Millions of dollars in tax will be charged even if you do as they want and make it a long term rental. The MLS listings in Kelowna alone shows 597 condo's for sale in a city with a population of approx. 130000 people.

In a nutshell, if you change your short-term rental property to a long-term rental, you have to self-assess yourself GST/HST and pay that to CRA on the property's value — since an STR is equivalent to a commercial property.

This is bound to be a jaw-dropper for many who bought an STR for the income, but can no longer rent it out short-term (for whatever reason).

You will need to contact your accountant for this one the bill could be in the 100's of thousands.
