"I don't want my credit report pulled!!!". I hear this often...

The reality is, I cannot properly help you with your mortgage needs if I don't look at your credit REPORT.

Your credit report is compromised of your score - but that is only one part and can change any time you make a payment, charge on your line of credit/credit cards, as well as a credit pull

The WHOLE credit report gives much more information that the score may not necessarily include:

**How long you have had credit for
**How much credit you have and how much you owe against it
**How often you pay on time....or don't....

For instance -

You can have a decent FICO score, but have some late payments from a year and a half ago. Lenders will have questions on this. You also may have an unpaid bill from an old utility account that is either a mistake, or you didn't know about. I once had a borrower show as deceased on their credit report!

The good news-unless you are actively seeking credit (applying for credit cards, loans, financing a car) having a credit pull as part of a mortgage application will either not negatively impact your credit score or only by a few points, and this will probably bounce back the next month anyway!

The biggest things affecting your credit score are not making payments on time and owing more than 65% of your available limit
