Fact: A rate increase of just 0.5% on a $300,000 fixed mortgage, equates to over $3,500 in ADDED interest over a 5 year term.
The 5 year bond yield has now recovered to the level it was at this time last year (fixed rates track the bond yield).
A year ago, 5 year fixed rates were around 2.69%, whereas today, a good baseline is around 1.69%.
This means that rates are going to increase soon (some lenders have already made changes this week), and it's not unreasonable to think they could go up by a full 1% in the very near future.
If you're thinking of buying, or need to renew your existing mortgage in the next few months, it's time to start the conversation.

Ever been curious to know what causes fixed mortgage rates to fluctuate?

Fixed rates typically track their respective bond yield - i.e. the 5 year yield drives 5 year mortgage rates; the 4 year yield drives 4 year mortgage rates, and so on.
If the yield is trending upwards, rates will likely increase; if it's trending down, well, expect a decrease.
