Edmonton's real estate market is picking up its pace. In the month of May, sales have increased by 3.2%, listings have increased 21.7% and inventory levels shown an increase of 13.4% since April 2026.

This is a great sign that the real estate market has begun its spring market and hopefully it's here to stay for a while.

The downside is, condos/townhouse/apartments have seen a softening market.

Thinking about buying a home? Let's talk about something that often gets overlooked - the mortgage stress test!

In Canada, you don't just qualify at today's rate, you're tested at a higher rate to make sure you can still manage if things change down the road.

Why does that matter?

It helps ensure you can:
+ Handle potential rate increases (even if you are on a fixed rate)
+ Stay comfortable with your payments
+ Understand your true budget upfront

It can change how much you can qualify for, but it also gives you confidence in your plan.

Is it a good time to buy a 🏠home? The market may be creating more opportunities than expected.

According to Scotia economics📊, Canada's housing market is still waiting for a full recovery, with srs declining and home prices continuing to soften.

At the same time, market conditions remain balanced in the lower range and many regions are already favouring buyers.

What does this mean for buyers today?

+ More choice with stable inventory levels
+ Less competition compared to peak years
+ Increased ability to negotiate

For those who are financially ready, this type of environment can offer a more strategic path to homeownership.

Thinking about buying? Let's connect and build a plan that works for your goals.
