How to have your home renovations be affordable:

If you own your home and are thinking of doing renovations, it can be exciting.

But how do you pay for these upgrades in a way that's easy and affordable?

Many people don't realize that you can re-do your existing mortgage and roll in the renovation funds, while actually saving money.

Without knowing how beneficial this is, people usually borrow their renovation funds from their personal or secured Line of Credit with average interest rates of 5%-8%, or their credit card with average interest rates of 19%.

Since mortgage rates these days are well below 3%, and we can amortize (or spread out) your new mortgage payments over 25 to 30 years, your new mortgage payments will often save you money, plus you'll get a lump sum of your renovation funds back from the Lawyer when we close your new mortgage.

I just did this for some great clients, and they are so pleased. They got back $40K in renovation funds from the Lawyer, and saved $450/month on their regular mortgage payments.

How Refinancing Saved People $700/month:

I love being a Mortgage Broker who helps her clients achieve what really matters to them.

With interest rates being relatively low right now, I'm helping many people to explore their mortgage options.

(This has worked well over the years for many of my clients, even with rates being higher than they are currently).

In one situation, my clients renewed their mortgage about a year ago, directly with the Lender.

At that time, rates were higher, and when you auto-renew directly with the Lender, you don't usually have access to the bells and whistles available that you would if I shopped the market for you and found a more competitive Lender.

Because of this, they were also bound to their remaining amortization period and this was driving their monthly payments higher.

I re-did their mortgage with a new Lender to get them a lower rate, made sure that their payout was reasonable and that they didn't pay that out-of-pocket, and found them an amortization option that reduced their payments and still fit within their goals to pay down their mortgage.

This saved them about $700/month in payments, and they are so pleased! They have young kids in school, so this will really make a difference for their family.

Who’s getting competitive financing these days?

The Bank of Canada just dropped the qualifying rate from 4.94% to 4.74%, making it even easier for people to get approved for financing.

(This is the behind-the scenes rate used for qualifying people…not the rate that your mortgage payments are based on).

In addition, mortgage rates are incredible these days, and I'm assisting many clients across Canada to secure competitive financing that has them achieve their goals.

Here are some examples of what they're doing:

-Parents buying a home for their adult kids, and keeping that property as a family investment.

-First-time Home Buyers, sometimes using their RRSP's for their down payment, penalty-free, as well as the First Time Home Buyer's Incentive Program through CMHC (https://www.cmhc-schl.gc.ca/en/nhs/first-time-home-buyer-incentive).

-Refinancing to consolidate high-interest debts, like vehicles and credit cards. I just helped one couple save around $2,300/mo! This was done by consolidating their consumer debts averaging 10%-20% interest, into a mortgage with an interest rate under 2.5%.

Do you dream about owning a property in Mexico, and wonder how affordable this really is?

Here's a beautiful property that's currently listed by my colleague, Tyler Merchant, for around $198K US (which is around $264K CDN):

Here's how the monthly estimates could look:

-Estimated mortgage payments = $1,156/mo CDN

-Estimated condo fees (called HOA) = $485/mo CDN

-Estimated property taxes = $21/mo CDN

Total monthly estimates = $1,662/mo

According to Tyler's expertise, you could rent out a property like this for around $120/night US funds, all year round.

Even if you rented it out for 15 days out of each month when you're not there, that would be $1,800/mo US funds, which = $2,394/mo CDN dollars.

Based on the monthly cost estimates above of $1662/mo, this is a surplus of $732/mo for you. ($2,394 - $1,662).

This could provide you with a great vacation home that's also a revenue property.

What kind of joy and peace of mind would you feel if you could have your mortgage rate drop from 4.99% to 2.99%, and lock in the 2.99% for 5 years?

This is what I just helped a client to achieve, and she is so happy and relieved.
